Double room in a gorgeous 3 bed flat

Sadly, I have to leave at the end of the month, so need to find a replacement for my room in our amazing flat.

Available 29th November, though can be flexible the following week. A girl is preferred, however boys - convince us... (My housemate has also put up an add under number 3717704 in case that's confused anyone)

The flat comprises:
Huge living room including large dining table and sofa bed.
Bathroom and separate toilet - both completely redone when we moved in 15 months ago! Amazing shower.
Hallway with a space for a bike.
Balcony/terrace which catches plenty of afternoon sun.
Galley kitchen with brand new dishwasher and hob/oven.
2 minute walk to Gospel Oak overground, 10 to Kentish Town, 12 to Tuffnell Park, 15 to Hampstead and Belsize Park. 2 minute walk to Hampstead Heath and the lido.

The room is fully furnished and it has lots of built in wardrobe space and drawers, a window seat and ottoman bed with plenty of space for storage underneath

The landlord is a hero and we all get along really well - he's bought us new things as we've requested them, such as the dishwasher and soon a new table (which we don't actually need just yet)!

Housemates: web/graphic designer (30) and lawyer trainee (26). Both are so great and I'm really gutted to have to leave them and this flat. Both enjoy cooking at home when we're in, travelling, gin, seeing London day and nightlife and generally having fun! It would be good to have someone who is clean (absolute must), is happy to do their own thing but have two new friends when everyone is around. The girls work pretty hard so weekends are a lot busier with socialising than the week.

Rent includes - literally everything!
Rent, gas, electricity, water, council tax, tv license, wifi, contents insurance (!!) and the surplus is used for shared things like toothpaste and cleaner.

Our landlord will request a reference so if you could have someone lined up to provide this that would be great, but there is a minimal charge (£150) and security deposit (£1004 I think) is all held in deposit schemes.
