Part furnished double room in light, airy 2 bed

Sharing a 2 bed flat - flat is furnished, room will come partly furnished with a wardrobe and double bed.

The flat is on a quiet leafy road and the area is really well connected - less than 5 mins walk from Kilburn station (jubilee line), less than 10 mins from Brondesbury/Brondesbury Park overground (mildmay), there are lots of buses and only a 15 min cycle to Hampstead Heath. There are also a bunch of supermarkets very close by and cute cafes/restaurants a short walk away in Queens Park and West Hampstead.

Room is a double room with space for home working. Flat is a second floor attic flat - it is cosy, has character and lots of natural light. It has a pretty large shared living room with sofas and a table. There’s a separate utility with a washing machine and we also have a dishwasher which is really handy.

I’m an HR Manager in TV, I work from home a couple of days a week in my room. I love theatre and film, I swim at Hampstead Heath, and am out and about a fair amount but also up for socialising. I’ve lived here for 4 years, my current housemate is leaving to move back up north to be with family.

It’s important to me that whoever moves in feels like it’s their home too so I’m happy to move things around and flex to what you need/like as well.

£1075 a month plus bills (which in winter are about £200, mostly council tax). The landlord fixes things quickly if needed. They are asking for references & full time employment on a minimum salary of £31.5K or a guarantor. The lease is 12 months, resetting in Feb.

January rent is on the current contract so slightly lower (£1050) and it’s the council tax free month.

The room is available on completion of referencing as my current housemate is moving out before Christmas. Ideally need someone to move in or cover the rent by 18th January but there is some flexibility in this for the right fit.
