Calling all summer interns, digital nomads, academic visitors, contract workers and people between tenancies.

Hello I am Hannah, an experienced live-in landlord and Host. I have been renting out the rooms in my apartment for over two years. I am friendly and social, and love welcoming people to London.

This bunk room is available from the 4th July 2025. Please watch the video tour and if you are interested contact me on here and we can arrange a to meet either in person or via video.

Please, no couples or pairs. Sorry about this.

ABOUT THE PROPERTY:

• There are three bedrooms in the property. One room is also rented out to a guest, and the third is my bedroom. If I am away, this third room may also be rented out to a guest or on Airbnb. There is a shared kitchen, bathroom and living room. The living room is private to me after 9.30pm and also if I am working from home during the daytime which is around once a week.

• Every room is compliant with up to date fire regulations containing a smoke alarm and fire extinguisher. All electrical devices have been PAT tested.

• There is an internal and external lock on each bedroom door for your privacy.

ABOUT THE ROOM:

• Memory foam mattresses on both of the bunk beds for extra comfort

• The bunk beds are sturdy and adult sized and each bunk can hold weight of up to 25 st or 159 kg per sleeper

• Large desk and with desk lamp and an ergonomic computer chair for optimal studying / working

• Ultra fast 5G wifi with mesh point in your room

LOCATION:

The is a prime SE1 location. You can walk into the West End in 20 minutes, and you are a 3-minute walk from Waterloo and Lambeth North stations. King's College London, the London School of Economics and University College London are all nearby.

THE OFFER:

The rent is a flat rate of £1,157 per calendar month. This includes bills, a professional cleaner fortnightly and all housekeeping expenses for example bin bags, toilet roll and cleaning products. All you need to bring is yourself, your belongings and food.

No deposit - you will pay the first month's rent in advance to secure your stay.

For those who are looking to stay for 3 months or longer, I offer a 7.5% discount on the rent total of you can pay for the whole stay in advance as a lump sum.

Please note the 25th, 26th, 27th July 2025 and the 27th, 28th, 29th September 2025 are dates where this room is not available and in these months your rent will be pro-rated down by three days. We can discuss more at the viewing.

HOUSE RULES, please read these carefully before writing to me:

• GUEST POLICY: For every month stayed, you are allowed an overnight guest for 5 nights of that month. These can be 5 consecutive nights, or not. The guest doesn't have to be the same person, but the maximum number of guest nights per month is 5. This extra guest overnight fee is £10 and dates must be requested in advance. Only one overnight guest per room per night please.

• Quiet hours 11pm – 8am.

• Shoes off at the door.

• Collaboration on day-to-day household chores required, e. g. loading the dishwasher, taking out the bins, disinfecting and cleaning surfaces.

• Collaboration on cleaning the flat in between cleaner visits.

• Friends are welcome round for day socialising - please see the overnight guests policy above - although please keep the house informed in advance if you are inviting people round.

• No parties.

• No pets or children.

• No smoking, vaping, or open flames including candles.

Council tax band C, although your rent includes all bills including council tax.

References required.
