Room for young professional/student in SE1

We are looking for a new flatmate to fill the space of our last one, who was here for 5 years - so we're not in a rush to fill it.

We have a single room available in a clean, spacious third floor flat. It is an ex local authority building (i. e. Council flat) so it's soundproof and you can't hear the neighbours as it's well built. The room is fully furnished with a bed, wardrobe, chest of drawers, small bookcase, shelving and a desk. The room is available from now and rent is £672 per month excluding bills, which add up to around £80 a month or less.

The best thing is the location - just 8 minutes walk to London Bridge station - jubilee and northern lines, and trains to airports and national rail trains.

The kitchen is fully equipped including a washing machine/tumble dryer which is new. The flat has a shared lounge with TV. One bathroom (with shower) and separate toilet to avoid queues!

We are also just a few moments, literally , including Pizarro, Antico, Franco Manca, all on Bermondsey street, great for dates, and of course our local pub/second living room- the leather exchange. We're close to local amenities including supermarkets, takeaways, restaurants and bars. Close to many bus routes and around 5 minute walk to London Bridge and Borough Stations (Zone 1). But taxis are so cheap - less than £10 to shoreditch. Borough market, and Maltby street market (which is much better and less touristy) are both less than 10 minutes away.

We (Will and Seb) are looking for a third person to move in and take the spare room. Anytime in August or September would be great but as above, we are flexible. Will is a 24 year old lawyer working in the City, originally from Manchester.
I am 25 years old from Munich in Germany and work for a bank in the City. We both do not smoke and have been living in the flat for 2 years now. Our friend is moving out to start a new job away from London. We are both easy going, normal guys and try to keep the flat clean without being obsessive.
