Description

We have two great rooms available to rent in our 3 bed, 2 bathroom flat in Zone 1 from 1st February 2025. Please have a browse through the details/photos and if you're interested drop us a line with some information about yourself and we can answer anymore questions or set up a viewing.

PLEASE NOTE: Due to busy schedules of our remaining housemate there will be limited viewing times but we are open to virtual viewings. We are looking to set up an initial round of viewings on Thursday 19th December.

LOOKING FOR
2 professional friendly people to take over the two available rooms (the current occupants and advertisers are Hattie and Arthur who are a couple moving abroad). We would be open to a couple ONLY if there were to rent both available rooms (in light of number of people in shared space) otherwise we would be looking for two separate renters.

ROOM 1
The room is an excellently sized double with a large sash window facing the inner courtyard. It is furnished with double bed, shelves, and huge built-in mirrored wardrobe that boasts plenty of storage space.

ROOM 2
The room is an excellently sized double with a large sash window facing out to street with enclosed gated area. It is furnished with double bed and wardrobe. There is space for a desk and working space. Open to negotiate on other existing furniture.

ROOM 1 and 2 have a shared bathroom with toilet, sink, shower (good water pressures) and bath. The other occupant has their own ensuite. The other furniture in these rooms may be available for an additional cost.

THE FLAT
The flat is bright and airy with original mahogany parquet wooden floors, thick walls, and high ceilings throughout. There's a large living room with two sofas, fireplace, and a TV.

We have a big separate kitchen complete with a dining table, microwave, dishwasher and large brand new Bosch fridge. We also have a separate utility room with a washing machine, drier, and plenty of room to hang clothes. Additionally, there's an outside area at the back perfect for summer BBQs. We are located on the ground floor with 3 steps into the building but none within the flat. On street parking is available (plenty of spaces) but requires paying for a resident permit, this would then qualify you for 90% reduction on congestion charge as we are located just inside the zone.

THE AREA
Ideally located 7 mins walk from Kennington Underground station, 10-15mins walk / bus to Vauxhall (giving easy access to Northern and Victoria lines). Plenty of bus links to Waterloo and beyond. The Kennington area is fantastic, within 1-2 minutes of our flat are 4 great pubs (with great quizzes), several independent coffee shops and high quality restaurants. Just round the corner is Cleaver Square, a beautiful spot for a drink and a game of boules. The closest Tesco Express stocking all the essentials is only 2 minutes walk away with larger shops just a little further.

THE HOUSEMATE
Lyndsay is a Northern Irish doctor working in UCLH for the latter part of her training. She is lively, chatty and clean. She likes good food, wine, music and anything Irish. LGBTQ+ friendly. She often works long hours or travels back to Ireland to visit her husband.

THE COST
The rent is £900 per month plus bills, which come to approx. £130 per month - this includes pretty much everything - water, council tax (Lambeth), gas & elec, TV licence, broadband, and a bi-weekly cleaner.

We have a lovely private landlord, who is really efficient at sorting things out when needed. This also means that there are no agency fees. Your deposit will be held in a protected scheme.
