I'm aiming to leave my current house in Jaunuary or February (depending on when I find a replacement). I'm looking for someone to take my place. It's a five bedroom house and you will be joining three males (two English, one American) and one female (Swedish). Everyone is a working professional, aged between 37 and 52. They don't WFH, but if you do that's totally fine (I do!). It's a pretty good vibe here. We sometimes hang out together and watch films and such, but everyone gives the others space too.
We're only looking for individuals, not couples (but partners are welcome to stay over from time to time).

We usually have a cleaner that does the common areas every two weeks, though she's away for a couple of months so we're cleaning ourselves for now.

We also have three cats - Richard, Poppy and Frankie. You may be asked to feed them from time to time. They're all sound, though it might take a while for Poppy to trust you. But once she does, she's just adorable (my fave!).

The room is on the ground floor with a window looking toward the back. There is a bed and a chest of drawers (the desk and shelves in the photos are NOT included). There is a built-in wardrobe with some space on top for more storage.

If you need more storage we have a dedicated storage room in the basement with plenty of space. The basement also houses our cosy living room. On the ground floor there is another bedroom, a bathroom and the kitchen. Through the kitchen you'll find the back garden, a nice place to chill during the summer. There is a second bathroom and more bedrooms upstairs. Being an old house, it isn't suitable for someone with serious mobility issues.

We've never had any issues with the landlord. The neighbor is an older lady who is nice, and generally keeps to herself. It's a quiet neighborhood, no drama.

The house is an end of terrace house a 15 minute walk from both New Cross Gate Station and Queens Road Peckham Station. The following bus routes are also within a 15 minute walk: 53, 453, 436, 172, 171, 225, 21, 177, 136 and BL1.

The rent is £775 PCM. Bills come to around £58 per month. the deposit required is £855.38. The Energy Performance Certficate is D, and the Council Tax Band is also D. For a Zone 2 house with a decent sized kitchen, living room and two bathrooms, I think it's a pretty good deal!

The plan is that the room will be available from the 19th of February, assuming that I've found someone suitable in good time. It may be possible to arrange an earlier move-in date if needed.
