Double room coming up in October in this amazing three bedroom semi-detached house on Peckham Rye.
THE ROOM AND HOUSE
The room comes with a double bed, desk, wardrobe, bedside table and mirror and overlooks the back garden away from the main road. It's pretty quiet and sunny and has enough space to work and relax. Additional space is also available into an extra shared wardrobe in the corridor and a small storage cupboard that belongs to you, always in the corridor.
The rest of the house has all you need to be comfortable: automatic heating, one bathroom and a separate toilet, a furnished kitchen with oven, microwave, washing machine, a coffee maker, an orange juice machine (coming up!) a tea station and another espresso machine (coming up too); we also have an extra room upstairs that is only shared in two as the third flatmate has enough space downstairs; this has turned into a living room where I put a massive TV for great Netflix nights or to watch the Premier League - we have Sky and TNT, we're Man United fans but you can be any!
Oh, the large garden has lighting and, drum roll, a tumble dryer!
BILLS
The bills are on a fixed charge of £ 56.42 monthly each one of us (gas, electricity, water, Council Tax and BT Internet). In the last two years we have also come up with a system to pay cheaper for Spotify and the basic housekeeping stuff which means we pay some money on top and everything is included. It's only a few extra pounds every month, but this is completely optional and you're free not to join if you don't want to.

I’m Fabrizio, 37 years old British-Italian professional working in a bakery/cafe. I am very sociable and friendly, always up for a drink at the pub or so. I’m also a musician in my spare time, sing and and go to open mics - Thursday trips to the Joiners Arms are a thing. My interests are music, politics, shopping and going out more in general. Perks of living with me? I make fresh filter coffee daily and also bring baked sourdough home every night!
Krish is a 31 year old man from Cheshire working Monday to Friday in the City. He is also a dear friend of mine, we’ve lived together since day one in this house four years ago. He’s into football and he’s very friendly, perhaps less around than me as he has the biggest room in the house and doesn’t need additional living space, but he’s a very nice guy, a true Northerner who likes pubs, playing pool and Rick James.
WHEN IS THE ROOM AVAILABLE, DEPOSIT AND OTHER
The room is available from October 10th 2025.
The deposit is £ 500 payable directly to the landlord. I do the admin work for him and look after repairs, turnovers etc. also because he works night shifts. In the four years we’ve been here we’ve never had troubles of any sort with repairs or anything else and I couldn’t recommend you this deal enough, we rarely even seen him - he's only come twice ever since, massive benefit in terms of privacy and stress free stay!
The contract is until 31 March 2026 with option for a year renewal after in the cards, although exiting a contract early has never been an issue with one month notice given.
Very sorry that we cannot accept students.
