Description

A double room is becoming available in a semi-detached three bedroom house with garden in Peckham. We’re located not far from the White Horse pub. Having lived in the area for over 10 years, I can tell you it’s the nicest fraction of SE15, if you don’t know already.

The double room overlooks the garden (that we’re so blessed to have so big and furnished) it’s pretty sunny and quiet, has wooden floor and comes with a wardrobe, double bed, mattress, mirror, bedside table, curtains and the desk in the picture. There’s also a separate wardrobe you can use that lies in the corridor and extra storage is also available for you in another cupboard in the corridor.

The room available is upstairs next to mine; adjacent to our rooms there’s a living room; the room is only for the two of us given that the other flatmate has enough space downstairs and can be used for film nights, reading or anything else in your own time.

BILLS: they're to share between the three of us in terms of energy and Internet whilst water and Council Tax are included in the rent. Energy has been anything between £ 90 to £ 180 for the whole house depending on the season - so for you it’s as low as £ 30 monthly in the summer to £ 60 in the winter. Internet is going to be £ 12 each and we have a system in place where Spotify is paid share and minimum expenses for housekeeping and common utilities are too (it's a very light charge of a few pounds each month only, I'll explain upon viewing).

The house has a private parking spot off the public road. At the moment none of us owns a car so if you do, then the spot is yours.

Except for that we have everything you may need: microwave, oven, washing machine, automatic heating, even a tumble dryer in the garden.

About us:

I’m Fabrizio, 36 years old, self-employed professional working in catering for the film industry. I work random days as a freelance. I am a very sociable and friendly person and always up for a drink at the pub or go shopping, I’m also a musician in my spare time (no rehearsals at home don’t worry) play open mics and so on. My interests are music, politics, shopping and, well, coffee: if you like it then you’re in for a treat as I make it fresh at home every day.

Krish is a 30 year old man working Monday to Friday in the City. He is also a dear friend of mine, we’ve lived together since day one in this house (2 years and a half ago). He’s into football and he’s very friendly as well, perhaps slightly less around than me as he has the biggest room in the house and doesn’t need additional living space. He’s a very friendly guy though, a true Notherner, likes pubs, playing pool and Rick James.

The room is available from Sunday 1 September or slightly earlier if convenient (we can arrange).

The deposit is £ 500 payable directly to the landlord. I do the admin work for him and look after repairs, turnovers etc. also because the landlord works night shifts. In the two years we’ve been here we’ve never had troubles of any sort with repairs or anything else and I couldn’t recommend you this deal enough.

The contract is until 31 March 2025 with option for a year renewal after in the cards.
