Hello, I’m Grace
I am looking for a roommate to share a fantastic apartment with me. The tenancy runs from August 15th to August 14th next year. I am the current tenant who has already signed the renewal contract with Foxton, but my lovely roommate has decided not to renew due to personal plans. So, I need to find a new roommate to rent this amazing apartment with me for the long term.

🏡Location: SE15 (Zone 2), right next to Burgess park

💷Rent: £850 per month per person (This price is negotiated by me with the landlord and agency, the original price for the next year was higher)
💰Deposit: 807.7 (The ingoing Tenant pays the outgoing Tenant their portion of the deposit. Foxtons doesn’t release the deposit until the Tenancy comes to an end.

Council Tax: Band A
· On the 3rd floor, with elevator access and two security doors. It is a 2B1B apartment, so it will just be you and me, sharing the kitchen, bathroom, and storage room.
· Bills: Water is included, other bills are not (but they are quite low. Gas and electricity cost around £30 per month off heating season, and about £90-100 during heating season)
· Wi-Fi: Currently using NOW Wi-Fi left by previous tenants, costing £32.5 per month (£16.25 per person). It's fast and stable, but we can switch to a cheaper package if we prefer.
· 🍽️Kitchen equipped with: Washing machine, electric stove, oven, refrigerator, dishwasher, and toaster.
· 🛌Your room is south-facing with a double size bed, fully furnished, and gets plenty of sunlight all year round, perfect to prevent winter blues.
· Not a council house! The surrounding area is a residential zone, very quiet and safe. Neighbors are friendly. and mostly working professionals or families with children, so it's very peaceful at night with no parties.
· 🛒Shopping is very convenient, with Tesco and Asda supermarkets within a 10-minute walk, and Morrisons, Lidl, Primark, and HB within 15-20 minutes’ walk in Peckham. There’s also a 24-hour gym nearby.
🚎Transportation: Numerous bus stops around, with bus rides
· 20 minutes to Tower Bridge, Southbank, Tate Modern
· 30 minutes to Liverpool Street
· 45 minutes to Soho
· Close to UAL’s Camberwell and LCC:
· 15 minutes' walk to Camberwell · 30 minutes' walk to LCC

Additional Value: The apartment is surrounded by beautiful greenery. Just outside is the stunning and huge Burgess Park, essentially our living room. It’s perfect for running, fitness, reading books or social picnics with friends.

👨🏾About the Landlord: A very friendly, responsible, and down-to-earth man who super loves cleanliness. Sometimes he even buys cleaning supplies for us.

About the Agency: Managed by the reliable Foxton, so our rent, paid semi-annually, goes directly to them. A very formal and legal contract will be provided to each tenant. Thus, you will need to provide a valid Visa, Bank Statement, proof of employment and income (if you are a professional), or proof of enrollment (if you are a student).

👩🏻About Me: I am a Chinese and used to study in Taiwan. I graduated from UAL with a master's degree in Illustration, currently a freelance illustrator/ graphic designer/ Bread researcher, also in the job interview stage with a PSW visa, planning to start an internship at a UK company in August or September. I am super clean, organized, easy-going, and have a regular schedule. However, I also respect others' living habits. We won't disturb each other, but welcome to go running in the park or chat if we get along well. embracing diverse cultures. My previous roommates during the time I lived in student accommodation were from around the world, and we are all still good friends.

Interests: Arts, illustration, film, folk music, mindfulness, nature, hiking, aerobic exercise.
I’m a good cook and enjoy making Japanese cuisine, but I prefer low-fat meals

About You:
· Preferably a female · Someone who is clean (but not overly sensitive) and can keep the common areas tidy and clean up after use.
· Responsible and able to share household chores (e. g., buying shared trash bags, bleach; jointly taking turns cleaning common areas and taking out the trash).
· Empathetic, keeping noise to a minimum after midnight to avoid disturbing neighbors.

· No smoking (the smoke detector is very sensitive)
· No male guests staying over

· If friends are visiting, please inform in advance
