Two rooms available in a gorgeous 3 bedroom house in Peckham Rye! They are both available from 4th November 2025 until 4th April 2026, after which you will be able to renew the contract.

Ideally we are looking for two young, social professionals who would like to make this a home.

Bills are not included but are equally split between three housemates. They are currently £131.54 total, breaking down as £52.67 (council tax - Band D), £44.48 (gas/electric), £24 (water), £10.39 (wifi). This can go up and down a little bit depending on the time of year.

THE HOUSE

The house is big and spacious with plenty of storage, spread out over two floors. It’s on a beautiful leafy residential street and only 5 mins walk from Peckham Rye Station!

We have a huge kitchen (with a washing machine, dishwasher, cooker and oven, fridge and microwave.)

Upstairs bathroom:
1 x bath and 1 x large shower, sink, 1 x toilet
1 x large downstairs living room
1 x cellar
1 x south facing roof terrace, perfect for some summer sun.

Residents’ parking is available, though you will need to apply for a permit.

THE LOCATION
Our location is a commuter’s dream! Located in ZONE 2 with direct trains to:

• London Bridge : 9 mins
• Victoria: 15 mins
• Kings Cross: 20 mins
• Shoreditch & Clapham junction: 25 mins
• Highbury & Islington: 40 mins
• Trains & London Overground line too.

We’re near lots of rooftop bars, the Bussey building, Peckham Plex, restaurants (Thai, Italian, Korean, Mexican, Spanish) and pubs. Local bakeries, coffee shops and a grocery with great fresh produce round the corner.

THE HOUSEMATES

You will be living with Zoe - a 30 year old who works in the charity sector. She works from home most days and loves going to see live music, exploring local parks and food markets. She’s hoping to find some easy going housemates who want to make the house feel like a home.

It’s a clean and friendly household. We like socialising together when we get a chance, going for a drink and watching TV. We are also respectful of each other's space and WFH well together.

THE ROOMS

ROOM 1 - £730

The room comes part-furnished with a double bed with underbed storage, mattress and wardrobe. There isn’t a window, but a door to a small garden, which can only be accessed from the bedroom (making it a bit of a private garden!)

Maddy, the previous tenant, is happy to sell on her bedside table and outside table and chairs if the incoming tenant would like them.

ROOM 2 - £960

The room is huge (!) and comes furnished with a king-sized bed, built-in wardrobes (so much storage space!), chest of drawers and a bookcase. I’ll be taking my desk with me, but there’s plenty of space for a wfh setup. The room also has two big sash windows, which let plenty of light in.

OUR LANDLORD

We rent directly from our landlord Tim, who used to live in the property and now lives locally. He likes to meet prospective tenants before signing contracts for a pint or a cup of tea.
