THE FLAT

Happy to send more photos / video call upon interest and request.

Double room (3.18m x 2.29m / 10'5 x 7'6) with two "built-in" storage cupboards. The room comes part-furnished: a sofa-bed as a double bed provided, incl. bed linen. Alternatively, you can bring/buy a bed/mattress topper. There is also a side table, chair and fold up desk. Window faces the back garden.

The rest of the house is fully furnished and equipped: open plan living room / kitchen with a dining table, fridge/freezer, dishwasher, oven, washing machine/dryer etc. There are also pots, pans, tableware you can use...

Shower/bathroom is shared with me - I'm clean :)

Almost everything is modern and designer-quality so if you can't look after things, please don't apply.

Patio garden has garden furniture as well (table for 6-8, 6 chairs, a garden sofa)

Off-road parking also available.

It's a quiet area but easily accessible into Central London and Gatwick Airport.

BILLS (incl. fibre broadband, electricity, water, gas)

I'm a clean person, and hope you are too. If we don't have similar standards, it won't work. We can discuss having a weekly cleaner if needed as well.

If you're staying longer (into the summer), there will also be a bi-weekly gardener charge (unless you want to do it?!)

TRANSPORT

Easy links to various lines:
- just c. 10 min walk to Anerley (Overground)
- < 10 min walk to Birbeck (Southern, Tram)
- 5-10 min bus a few mins down the road to Norwood Junction for fast trains into London (Thameslink, Southern) as well as Gatwick Airport.
- c. 20 min walk to Crystal Palace and the Park - both are lovely (Farmer's Market, South Facing Festival...)

YOU

- I have zero tolerance for smoking and drugs on the property.
- Pets - I'll need to think about this: I love most animals but conscious of property damage...
- Clean, kind and respectful (esp. not being too noisy for the neighbours) is a MUST.
- LONG TERM: Full-time employed or proof of income to afford rent. This will be a rolling-month basis with a one-month notice period to start.

FOR SHORT TERM < 2 WEEKS:
We can discuss a price for you to have the flat to yourself. Flatmate requirements will also be more open.

FOR LONGER TERM:
I am rarely there Mon-Wed and I travel now and again so you will have the space to yourself for approx. half the week. :) I work from home most Thursdays and Fridays (in my room).

I'm an ambivert (so like to balance being social but also just having a quiet day!). I love meeting new people, from all around the world :) and hope you're similar. This flat is LGBT+ / any religion / any background / people friendly. I am a carnivore though so you need to be ok in a flat with all of the meat, cheese and eggs...

FLAT VIEWING AND A CHAT IS A MUST so I know you're not a dirty, crazy person that'll destroy my flat :)
