We live on Dulwich/Forest Hill/Honor Oak borders in London and have very recently completed building a one bedroom self-contained studio (designed by my father who is a retired architect). The studio is situated at the bottom of our lovely 50 metre garden - accessible by a side return gate with its own key - and is kept very secluded from the main house by mature trees and shrubs. It is very peaceful and enjoys direct morning sunshine and throughout the day.

The studio is fully furnished and has a small, well equipped kitchen including combination oven/microwave, hob, fridge and washing machine with drier (plus toaster/kettle/cafetiere/a variety of essential utensils and crockery, cutlery etc) and a bathroom (shower only). The bedroom has a kingsize bed and the living room has a sofa-bed, dining table and generous workstation. It is heated via underfloor heating throughout and everything is brand new (with the exception of an antique chest of drawers and the table and chairs). Outside there is a small patio with garden table and chairs and dimmable lights.

With many amenities including: shops, restaurants, bars, cafes, galleries, cinemas, gyms, parks), plus Kings College and Lewisham hospitals closeby, and easy access into central London via train, bus or city rental bikes, we are in a highly sought-after area that combines the charm of the leafy suburbs with the cultural variety of a big city. Transport links are excellent - the London Overground and Southern trainline are easily accessible at Forest Hill (15 mins walk), Honor Oak (20 mins walk) or Peckham Rye (5 mins on 363 bus which stops outside our house). North Dulwich and East Dulwich stations are within easy reach. Other close bus routes include the 176, 185, P13 and P4.

About us:
We are a family of four. I am 46 and work full time for a large commercial book publisher at London Bridge (only 15 minutes away on the train!). My husband (52) is a freelance design director and our two boys (11 and 15) are at school locally. We don't currently have any pets but planning to get a cat in the autumn.

The rent covers all bills including council tax, electricity and water.

What we are looking for:
A quiet person who is looking for somewhere peaceful and comfortable to live, Monday-Friday. We would also consider full time stays for a couple for shorter periods (up to 3 months). No parties or loud music as this is a residential street and we have neighbours in close proximity.
