Hi :)
I am looking for someone to replace me in our lovely flat from the 6th September as I am going away travelling.

The room:
- furnished with: double bed, desk, two chest of draws, under bed storage, large cupboard, wardrobe with mirrors and other storage
- close to shared bathroom
- incredible value for money

The flat:
- located between Herne Hill (7 min) and Brixton (10 min)
- 5 minutes walk to a Brockwell Park
- split over 3.5 floors
- two balconies: one on the front of the lounge and one at the back furnished with a lounge set, table and a bbq
- one rooftop: the whole roof of the flat is accessible, we have put astroturf and can tan/enjoy a drink on the roof with stunning views of London
- amazing landlord, very responsive and extremely dedicated to making sure we are comfortable in the flat
- have lived in the flat for 3.5 years
- bills per month: gas & elec is 33, Wi-Fi is 10, council tax is about 55, cleaner every two weeks is £20 each time
- as I’m leaving, the next tenant will also need to take over my deposit (£961.54.) - the ad would not let me put full amount.
- the flat is very bright, on a quiet but lovely road with lots of shops around!

The flatmates:
- Imogen: half French/English, works in sustainability, 28yo
- Emilie: half French/American, works at Amazon, 27yo
- tend to be in the office 3 to 4 days a week

Overall, this is an amazing flat that I have loved living in! As I am leaving I am happy to sell a couple items as well, but we can discuss this on the visit. There is a flat fee contribution of £150 for all the communal furniture that has been bought.

Requirements that need to be met/provided in time to our agency for the check:

- Details needed from new tenant: Name; Email; Phone number
- Proof of current address (document or bill dated in the last 3 months)
- ID (Proof to live in the UK)
- In order to pass referencing they will need to earn 30x their share of the rent and have an employer who can guarantee this or if they are self-employed 2 years’ worth of tax returns are required for proof of income.
- Deposit of £961.54. - the ad would not let me put full amount
