I'm moving out of this lovely two-bedroom flat in Herne Hill and looking for someone to take over my room and contract. The room is £780 pcm (without bills) and comes partly furnished. I'm also looking for someone willing to buy the mattress and bed frame. Bills cost approximately £150 pcm per person. The move-in date is 7th November, with potential for a few days earlier. The property is managed by an agency with great ratings. The deposit is £860, sits in a protected scheme, and is to be paid directly to me before moving in.

The flat has a living room and garden, is located in a quiet, safe area with trendy cafes and restaurants nearby (will recommend some at the viewings;). I've walked alone at night here and felt more than safe!! It's close to Brockwell and Ruskin Park, with excellent public transport options: nearest bus stop across the street (1 min), 10 mins walk to train stations that can quickly take you to King's Cross, London Bridge, Victoria, etc. North Dulwich train station is nearby, also providing access to London Bridge, and the Denmark Hill Overground takes you to various central locations. Tesco and Sainsbury’s are within a 10-minute walk, and there are off-licences across the street.

Your room overlooks the garden with lovely morning sun, has a patio for relaxing, and direct garden access through sliding doors. It is spacious, with a lot of natural light and high ceilings. It has space for a desk if needed. The kitchen is fully equipped, including a dishwasher and washing machine, with a door leading to the garden. There's also a small, cosy living room perfect for dining, hanging out with friends, or working from home.

Your future flatmate, Maya, is 24 and works in hospitality (evening shifts, weekends). She's friendly, tidy, and respectful (a lovely flatmate and I'm sad we won't live together anymore:() Maya is looking for a female professional, in her late 20s- early 30s, who doesn't fully work from home.
