Very spacious bright double bedroom in a contemporary artistic garden flat on Westwood Hill near Sydenham and Crystal Palace.
Five mins walk from Crystal Palace Park and other parks and just under ten mins to the overground Line.

The place is creatively decorated with an earthy vibe and a relaxing open plan lounge with corner sofa, large kitchen and dining area, that leads out to a very spacious back garden.

The bedroom is a great size with a double bed, bed side table, large bookshelf, chest of drawers and in-built cupboard with full size mirror. Room can also be empty if you’ve got your own furniture..

The flat is home to a very friendly dog and a cat.

The bathroom is lovely and tiled, bath and shower.

I’m over my weekly partying phase but have the occasional friend over for food and my partner.

I also very much value my space and quiet (often practice yoga and meditation) so keen on someone who is aware of space and sensitive to house mates.

I’m looking for someone who works out of the house..

The house is as toxin free as I can make it in the products I use, so if you are interested in eco/circular sustainable living then this may be the place for you. I also refill on products and I grow some food.

The local area has an abundance of cafes, independent shops, bars, food and drink markets, vintage shops and parks. Some great restaurants from 400 Rabbits in Crystal Palace, to Bona pizza in Forest Hill, Edo and Tofu Japanese spots in Crystal Palace and some great pubs from the Sparrowhawk to Sylvan Post in Forest Hill.

Sydenham, Crystal Palace and Forest Hill high streets are on the doorstep. Parks within a five to ten-minute walk from the flat include Crystal Palace Park, Sydenham Wells and Mayow Park. During the summer there are lots of events on in Crystal Palace Park (post COVID)

There are two local swimming pools within walking distance - Forest Hill and Crystal Palace and a new Everyman cinema in Crystal Palace.

Transport Links - The flat is a ten-minute walk from Sydenham train station and 20 minutes from Sydenham Hill, both with direct links to London Bridge, Victoria and Blackfriars. (20 minutes). Sydenham has the Orange Line with links direct to East and North London; Shoreditch to Hampstead Heath. There is a bus stop right outside the flat with buses that go to Crystal Palace, Forest Hill, Herne Hill (where there is a great Sunday market), Croydon and other destinations. There is free car parking outside the flat.

Bills included - water, wifi, tv licence - The council tax IS NOT included this costs approximately £30 /40 extra if you wish to be added and a kitty for cleaning products £20 a month. Also has and electric not included as it varies extremely through the months. If you are a person who is cold all the time this place will probably not suit you as I air the flat daily.

The bills do not include full on wfh costs as those costs put the bills up. So to discuss.
