This is my little home on the border of West Norwood/Gipsy Hill (SE27). Work took me abroad a couple of years ago, so I’m looking for someone who’ll look after it and make it their own too. It's ideal for a couple or single occupant who want a calm, well-looked-after home.
The place is light, spacious and super comfortable and the surrounding area is well connected with loads of amenities. The flat is a converted Victorian terrace, one-up, one-down conversion. The downstairs neighbour is a lovely lady with two dogs. The two flats share a front door but have separate entrances, with mine being upstairs.
Pets will be considered in line with forthcoming government guidance (expected to take effect from May 2026). However, please note that dogs cannot be accommodated in this flat due to existing dogs in the property below. For everyone’s comfort and wellbeing, it is therefore preferable to keep the flat dog-free.
I was very lucky when I used to rent. I had an amazing landlord and I want to follow his example. So many rentals are neglected but this was my home so I’m keen to stay on top of things and make the process as seamless as possible for both of us.

The flat is fully furnished – I can provide a full inventory of items. The art on the walls and small items have all been removed (along with the monitor/keyboard and a few other items) so you can really make the place your own.
These photos were taken a couple of years ago just before I initially rented the place out. It will be returned to this condition and layout for your tenancy.
LOCATION
– On the Gipsy Hill/ West Norwood border (Zone 3)
– Norwood Park directly behind flat (with view of London skyline!)
– Shops are 2 mins away (convenience stores, coffee shops, takeaways, vets, medical etc)
– Gipsy Hill Brewing Taproom is just round the corner (sadly I don’t drink beer)
TRANSPORT
– 6 mins walk to Gipsy Hill Station (National Rail)
– 25 mins direct to London Bridge
– 25 mins direct to Victoria
– 10 mins walk to West Norwood Station (National Rail)
– 5 mins bus ride to Crystal Palace triangle (and the Overground line)
– 25 mins bus ride to Brixton (and the Victoria Line)
– Buses leave from right outside the flat!
NEW BITS
– Bosch Induction Hob (18 months ago)
– New washing machine (within the last year)
– Bosch oven (within the last year)
– Bosch Dishwasher + Double Sofabed (less than 2 y/o)
THE CAVEATS
The flat is genuinely lovely - people only say good things about it. That said, everyone has slightly different requirements and I don't want to waste anyone's time. I appreciate honesty so here are a couple of caveats:
– There is a small private garden - it was cleared professionally last year and would make a great project for someone with green fingers.
– The back staircase down to the garden is quite steep, you get used to it, but its an FYI for anyone with accessibility issues
– The front staircase up into the flat is quite narrow so bringing bigger items into the flat can be tricky, but this shouldn't be an issue as it's furnished
– The train line runs behind the garden at the back, but it's very quiet, I genuinely don’t even notice it any more.
REQUIREMENTS
A bit boring, but for insurance purposes the tenant must provide the following:
– Passport (proof of right to live in UK)
– Written references from a current employer, former landlord or guarantor
– A credit check from a licensed credit reference agency
The flat is available from the end of MARCH 2026, but I am open to negotiating on dates if needed.
