New Cross Rooms – Great Location & Garden

Hey! We’ve got a few rooms coming up in our bright and friendly six-bedroom house in New cross area. It’s in a great spot — just a short walk from both Brockley and Nunhead stations, with regular trains getting you to London Bridge in around 13 minutes. The Overground (Windrush line) also runs frequently, and there’s a nearby bus that gets you to Peckham Rye in about 15 minutes. New Cross and New Cross Gate are short walks away and Queens Road Peckham is around a 25-minute walk too, so loads of options for getting around. There is also parking on our road.
The house itself is spread over three floors with two showers and two toilets, plus a big attic for storage. There’s a decent-sized kitchen and a shared TV room, and a conservatory that opens out onto a small but sunny garden — perfect for a bit of outside space when the weather's nice.
Rooms are basically furnished and vary in size and rent. They’ll be available from 24th May, and bills aren’t included. We're in council tax band group E (but this is included in your rent - other bills aren't, though).
We're looking for housemates in the 27–36 age range, and open to all genders. The general vibe here has always been relaxed and respectful — everyone keeps communal spaces clean, but there’s no pressure to be super social all the time. People mostly do their own thing but are usually up for a trip to the pub or the occasional dinner or film night.
Smoking (outside) or vaping is fine, and we’re open to pets — just let us know a bit more.
