Hello! I am a professional woman landlord in a clean, tidy three-bedroom flat seeking a stable, respectful, clean, and tidy lodger. I cannot accept smokers or couples.

The flat is located near the Victoria Pub SE8. There is a grocery store about a 1-minute walk away. There are multiple bus stops within a 5-minute walking radius. There are five different train lines within walking distance. It's a super fast journey to London Bridge from this location.

Closest train stations:
-Deptford (Thameslink): 10m bus or 18m walk
-Surrey Quays (Overground): 12m bus or 18m walk
-Canada Water (Jubilee & Overground): 15m bus or 25m walk
-New Cross Station (Overground & National Rail): 17m bus or 22m walk
-Deptford Bridge (DLR): 17m bus 28m walk

This approximately 15 sq meter furnished bedroom features:
Comfortable double bed (medium firmness)

There is free on-street parking or covered garage parking spot can be rented for £1,596 per year. This is through the management company of the building.

Council tax is band E. To simplify things, I have bundled most of the bills. The bundled bills are: council tax, housekeeper every week, high-speed internet, water, and all communal cleaning products. The cost for this is £180/mo.

The bills that are not included are only heating and electricity, as these are based on use and will be split by the amount of people in the flat.

The current flatmate is leaving to live closer to their new job.

I want to find someone who is a good fit so I am trying to set expectations up front:

A minimum 6-month stay is required. I cannot accommodate any pets. No smokers or vapes. My mother has a compromised immune system and visits regularly, so I can only consider a flatmate who is vaccinated against Covid, as this is safer for my mother and for myself.

I tend to keep to myself at home. I'm a friendly person, but I want to relax when I'm home. This would be an ideal flat for someone who is also on the quiet side at home. Someone who brings people back regularly or likes to party at home will not be a good fit.

We practice quiet hours between 10pm and 8am. Safety and respect are important; I only invite trusted guests to the flat. It's important to keep the front door locked and use the alarm system. I have lived here for over two years and never had any safety concerns, but, it's London, so it's better to be smart.

I am looking for a lodger who will be clean and tidy in the shared spaces. I have enjoyed making this lovely space a beautiful home and hope you enjoy it too :)
