This modern, 3 bedroom terraced house is my own home, decorated to high standards and includes a large garden. I am renting one of the 2 guest bedrooms, for a minimum of 6 months.

Situated at the borders of Mottingham, Eltham, Grove Park, and Greenwich in South East London (Zone 4), it offers fantastic commuting links: just 15 minutes by train to London Bridge, 25 minutes to Charing Cross, or 20 minutes to Waterloo East. (SouthEastern railways). This hidden gem is surrounded by green spaces, woods, and walking paths. Chic Chislehurst is 9 minutes away, and both Bromley and Eltham High Street are 10 minutes away. (By bus)
You'll find essential shops nearby, and the bus stop is only a few steps away, connecting you to the 2 main trains stations—Mottingham or Grove Park—in just few stops. This is the perfect cool alternative to mainstream London for nature and zen lovers after a busy day.

I am looking for a clean, centered, and professional individual or city worker/commuter with experience in sharing, and self-awareness, valuing privacy and quietness, especially after a working day.

> Please note: I work from home as an Innovation Executive in my home studio (The living room) on weekdays up to 6:00 PM, so quietness during these hours is essential.

🛌 The Room & Setup

The room is located on the top floor and includes a new double bed and mattress, it has new carpet.

It is very bright due to a large window and is equipped with a clothes rail and clothes drawers beneath the bed frame.

* Private Bathroom: The room benefits from its own private toilet and shower room, for your solo usage, located downstairs.

* Rental Period: Maximum 6 months.

💰 Rent & Bills 1200£ Total and 1 month deposit.

Bills Breakdown (£200): Broadband (£30), Electricity, Water, and Gas (£90), Council Tax (£80).

> Note: Extra heating costs may be considered and added if usage goes significantly above the budget during cold months.

📝 House Rules & Deposit Details:

* Kitchen Use: Use of the kitchen is allowed, but no heavy cooking such as daily curry preparation or frying fish during the morning hours, as strong smells remain in the house for days.
Cleaning must be done immediately after every use to ensure a clean, grease-free space for everyone.

* Communal Space: No use of the living room.

* Bedding: Bedding is not included for hygiene reasons; tenants must use their own. (If you need to use provided duvet and pillows, a charge of £80 for professional cleaning will be deducted from the deposit upon leaving to sanitize them)

* Deposit Return: 1 month's notice is required to receive the full deposit back (if deciding to stay less than the agreed period). Any costs for damages or failure to leave the room/house as clean as provided will be deducted from the deposit.

* Notice Period (Landlord/myself): If lifestyle and shared living experience prove difficult after getting to know each other, I reserve the right to provide one month's notice for the housemate to vacate.

I am a 47-year-old Italian (lived abroad since 18) who works from home as Executive for major global consulting firms. Hence, I value and require quietness during weekday work hours. A clean house and respect for common spaces are a must.
