Description

We have a room available in a house in Nine Elms. The room is a spaces double room and is available from 1st September 2024 for a 6-month minimum to finish our current contract with the option to resign for another year. Specific details can be found below:

Room:
- The room is part furnished and comes with a double-bed, wardrobe, and large chest of drawers. The floor-to-ceiling window offers plenty of light.

House and Building:
- The house is 3 stories, modern, spacious, and bright and is part of the new development around the US Embassy. The house has front door access which leads into the downstairs reception room (picture 2) and a toilet. On the middle floor is an open plan kitchen/living room (pictures 3 and 4), one bedroom, a bathroom and access to a terrace (pictures 5) and shared garden. The kitchen comes with all modern appliances including a large fridge/freezer, oven, electric hob, dishwasher, microwave, toaster as well as a dining table, kitchen utensils, plates, cutlery, and glasses. The living room has 3 large sofas and a large TV with access, to Prime TV, Netflix, Disney+, Sky and Apple TV. The available room (picture 1) is on the top floor where there is another bathroom (picture 6) and a laundry room which includes a storage rack, multiple drying racks and a washer/drier. Included within the rent is access to a gym (pictures 7 and 8) which is in the building opposite.

Area:
- The building is located 5 minutes from Nine Elms tube station (Northern Line), and 10 minutes from Vauxhall tube (Victoria Line), Vauxhall train station, and bus station - so it’s incredibly well connected. There is a big Sainsbury’s and Waitrose 5 mins away. Battersea power station and park are also on a 10 min walk away. The immediate area also has a great selection or cafes, bars, and restaurants.

Flatmates:
- Currently in the flat are myself (Ben, 28) and my brother (Tom, 30) (final photo). We are both full-time professionals who work in engineering and marketing respectively. Outside of work we are both massive sports fans (both playing and watching) including rugby, football, cricket, golf and NFL. We both lead busy lives but like to have relaxed evenings in the house either gaming or watching TV.

Bills:
- Bills are not included in the rent but are made up from Council Tax, Wi-Fi (Fastest BT), Electricity and water. The house comes under the Wandsworth council tax which is the lowest in London. Electricity is paid every 3 months and hot water is on a top up basis. Bills come to roughly £130 - £150 pcm.
