Thanks for taking a look at this really lovely spacious 1st floor 3 bed flat in leafy Streatham Hill.

THE ROOM:
There is one good sized and quiet double room available. A perfect home if you are looking for a bright flat with open plan kitchen and sitting room with wood burning stove and semi-private garden.

Room 1 (12'x12'), as shown in photos, is a room in the middle of the flat. It comes newly carpeted with double bed with side table and light, built in wardrobes with tonnes of space, chest of drawers, full length and dressing table mirrors. There is space for a desk if you have one.

FLAT
The kitchen and living room is a warm social space. The kitchen has a breakfast bar which means it's great to chat whilst cooking, or to use as additional work space. There is a dishwasher, washing machine, double oven and induction hob. The living room has a huge TV with Netflix and melt into sofa. The bathroom has a good shower and bath. There is on-street parking and no permits required. There is a separate office if you want to occasionally work from home.

TRANSPORT
Links are really good with:
* Streatham Hill is the closest (0.7 miles/13-16 min) which takes you to Balham, Victoria or Clapham Junction.
* Streatham/Tulse Hill for Thames link (0.8 miles/16-19 mins) to Blackfriars, Wimbledon, St Pancras, Farringdon.
* Or you can easily get buses on High road to Brixton in 30 mins. As well as lots of buses into central London - Oxford Circus or Holborn. There is also a bus outside the flat which goes to Balham, Clapham Common or Crystal Palace.

If you don't know Streatham it's a great area with all you need across supermarkets, pubs, restaurants, gyms/yoga, a cultural space, ice rink and wine bar.

FLATMATES
You will be joining a live in landlady in her 40s, but I am away 50% of the time, and another lodger in her 30s who has lived here for 2 years. I have had 4 lodgers over the years, each staying 2+ years and happy to put you in contact with them to get the low down.

We are looking for a person who likes peace and quiet, clean (in-between fortnightly cleaner), tidy, relaxed and generally considerate of need for personal space with a shared bathroom and study.

PETS
I can only consider short haired cats who like to go outside. Sorry, I know how difficult is to find places that take dogs but my garden is semi-private so open plan with neighbour and his 2 cats. I have an allergy to long haired cats, so would prefer one that like to be out, as well as inside. The garden in a square of other gardens so a good space for them to safely roam away from main road.

MONEY STUFF
Bills include council tax, TV License, cleaner every 2 weeks, water, Netflix, and Fibre Broadband. Gas and electric is extra split 3 ways, with current careful usage at an average of £75 per month to give you an indication.
