Double ensuite room + parking in Wandsworth Common

Double ensuite room in a 2 bed house located close to Wandsworth Common. Parking space included - no permit required, you can park here 24/7 at no cost. I don't drive so the space would be yours.

The rental contract ends in late September 2026. I'd like to renew the contract when it ends, so if you like the house then we can consider doing that together.

Bills not included. Bills cost circa £125 a month - Wandsworth Council tax is a huge bonus - we only pay £44 each a month in council tax. We have fast full fibre broadband and gas central heating.

The landlord lives only around the corner and she is really nice and easy to work with.

My name is Sam and I am the housemate you will be living with. My housemate Jake is moving back to his family home. Jake can move out any time from 23rd November and we are looking for someone to move in between 23rd November and the first week of January. Your choice when you'd like to move in this window.

We are on a quiet close in a 2 bed terraced house with a patio, decking and parking.

Wandsworth Common train station is a 12 minute walk away.
Tooting Bec tube station is a 13 minute walk away and includes the night tube.
Balham tube and train stations are an 18 minute walk away.
Earlsfield train station is a 19 minute walk away.
Tooting Broadway tube station is an 18 minute walk away.

Bellevue road, with lots of lovely shops and brunch spots overlooking Wandsworth Common, is a few minutes walk away.

The house is on three floors. The second (top) floor has your double room and an ensuite bathroom. The first floor has my bedroom and bathroom. The ground floor is open plan and includes the kitchen and living room. The outside space includes a patio and a decking area. Tripe doors open up from the living room onto the decking.

Your room includes a double bed and good storage space including a wardrobe, chest of draws, under bed storage and the eaves. Your bathroom includes a toilet, sink and shower.

The bedrooms don't have room for desks, however we have a desk on the ground floor and there is enough room for both of us to work from home on the ground floor using the desk and dining room table.

The ground floor includes a kitchen with good storage space. We have a dining table, sofa and a TV. The house feels really cosy and quiet. In summer we gets lots of sun and the triple doors make it especially bright. The house is a corner terrace, so we get lots of light.

About me
I'm Sam, a 28 year old professional. I'm originally from Manchester. I work for the Civil Service and I spend at least half of the week in the office. I love living in London and I love living in this area - I wander to Bellevue Road, Balham, Earlsfield and Battersea regularly. The things I love most about this house are how quiet it is and how homely and bright it feels.

I'm clean, considerate and very friendly. Jake and I have made this house feel like a home and I want to continue this with a new housemate.

I enjoy running, hiking, cooking, board games and exploring London. I'm a member of a choir, a running club, a badminton club and a board gaming group. In the week I'm often busy with work and various groups and going to the gym. Some nights I will watch some TV and batch cook. On weekends I like to explore London, catch up with my friends, spend some weekends away, and spend others at home.

Who I'm looking for
The main thing I'm looking for is someone who also enjoys London and will enjoy this house with me. Jake and I keep it clean but we don't go mad - we very easily split the chores and it's pretty easy to keep it clean and tidy.

Ideally you would work in the office a few days a week like I do - that way we can both work from home on our own some days.

I'd be very open to spending some time with you (eg. watching TV, going for local walks, going to our local for the occasional pint), but I'm also happy if you want to mostly do your own thing. What's important is that we respect each other's space and needs. I've found with living in a 2 bed house that's it's nice to get to know each other well enough so that we can support each other whenever work or something else in life is feeling tricky from time to time.

I'm gay. I'm open to anyone (man or woman, gay or straight) who would enjoy living here. Jake and I sometimes have a friend come to stay for a weekend and I'd like us both to be able to accommodate this for each other. If your have a boyfriend/girlfriend then they'd be welcome to stay over. Likewise, please feel free to invite friends over from time to time.
