Space
Recently redesigned and refurbished this 1st floor double room has an adjoining private wetroom with heated flooring & recently added tray, large overheard shower with additional handheld shower, vanity unit/sink, heated towel rail & illuminated mirror.
There are 2 large double glazed windows with wooden blinds as well as blackout blinds and views of the cherry blossoms when they’re in bloom.
Included is a smart tv & ethernet connection, usb sockets, convenient folding table attached to the wall and a large comfy queen sized bed with memory foam mattress.

Kitchen/Living
Bright & sunny kitchen/living space with washing/ironing facilities - washer/dryer, fridge, microwave, hob, oven, glass table & chairs, toaster and kettle situated on the 1st floor with full range of utensils.

I live on the ground floor (away a lot these days) & use a separate internal entrance, & some facilities. We have a cleaner for shared areas ie kitchen, 1st floor toilet, corridors. She is more than happy to clean other rooms.

Price includes most bills (except
for gas/electric which we share between 3 or 4 when I’m around. superfast wifi etc etc. Hot water and heating is controlled via the Google Nest app. Having a Smart Home feature helps to keep our bills lower.
We contribute to a joint shop around once every 2 months for household stuff like t rolls, washing capsules, dishwasher tablets, washing sponges, cleaning products etc - around £8 -£15 every 2 months. Means you don't need to carry heavy household items & you are welcome to join!

This is not really a party house unfortunately (!) & we are looking for someone respectful clean & tidy. I like to foster an environment that’s calm and relaxing for people with busy &/or differing schedules, though we are of course welcoming & friendly!

Please note that the space is for one person only.
I prefer female and non WFH - though not a deal breaker for the right person.
Our jobs are marketing, finance, education & Japanese video games.

The neighbourhood
There are a huge number of cool restaurants, takeaways or places just to hang out.

Location
Location-wise, you are right on the Clapham/Brixton border with a 12 minute walk to Clapham North tube on the Northern Line and similar walking distances to the Victoria and the Overground lines.

Clapham (15 min walk) and Brixton (18 min walk) are vibrant areas offering a thriving scene for clubbing and live music as well as a vast array of pubs, cinemas, gyms, swimming pools, supermarkets, and shops. Both are well-known for nightlife, particularly the Brixton O2 Academy and the Fridge along with many other interesting local bars, pubs, clubs and Pop Brixton & Brixton Village restaurants to explore.

Clapham is renowned for its village-like atmosphere, and the restaurants on Abbeville Road are a short 12-minute walk away. Clapham Common is great for walking, cycling and hosts first class music concerts, theatre, and film shows.

Transport
