The flat is adjacent to Brockwell Park (zone 2/3) within easy walking distance to Herne Hill, Brixton, and Brixton Hill, the park, markets, pubs , cinema and supermarket.
Great transport links by bus, tube & overground trains. On street resident parking available upon council application .
Bills NOT included in room rent amount but as we come out of winter they are presently approx £150 each per month, which may go up/down depending on power usage. ( Summer time is lower, winter or work from home means bills go up or can go up to approx £ 170-200) The bill amount also includes fibre broadband. No water bill in exchange for light gardening duties for landlord (watering , lawn mowing & keeping garden tidy etc)
My lovely last flatmate and I were both conscious of our power usage to keep things affordable for us both.

Preference - A quiet household and a mature, kind, non smoking , non partying, clean and tidy professional is preferred to share with me, a friendly, kind , fun and mature stage manager and busy arts professional. Female preferred as the existing tenant is female .
This lovely garden flat would appeal to someone with an interest in gardening who also enjoys pottering in an outdoor space.

Although the flat is perfectly sized to have your own space and private time, ideally working from home should be minimal as there is no formal office space.
I would prefer to share with someone who is not a full time home-based worker but an individual who goes out to work. However, it’s up for discussion. And the bedroom is large and can accommodate minimal remote working. Any substantial WFH would also need to be reflected in the percentage of power bills paid by that tenant.

My job dictates that I work varied and sometimes very long hours and shifts including evenings and weekends and this changes weekly. Therefore, a good nights rest and to come home to a relaxed peaceful space is very important to me .
In my free time, amongst my other interests, are visiting art galleries, cinema, gardening , reading , music, travel and walking. I also like to go out and socialise with my friends.
I am friendly, conscientious, quiet , kind, easy going and respectful of both privacy and the flat.
I am looking for the same in a flat mate. Someone who would want to take equal responsibility for keeping the flat clean, tidy and maintained and will also take their part in helping to look after the garden.
