Hello Flat Hunters! Our current housemate has decided to move on to pastures new and so we are on the hunt for a new housemate to replace him. We are looking for someone to move in from the 1st October.

You will be sharing with me (Nick - 27) and Sam (30), two cis men, we work in publishing and in sports marketing. We get on well and are looking for a queer housemate that fits in with the house vibes. We are not (usually) a crazy party flat but a good social unit where we can do our own thing but also come together to debrief about our days in the living room and/or watch trash TV.

Ideally want someone who is up for doing stuff together every now and again and not just someone renting a room and living, eating and sleeping in it and that's it. Nick works from home a lot and Sam less so, so can accommodate either routine.

Our interests also include Eurovision, theatre, running, quizzing, watching sport, BBQs, going to bars (the 2 Brewers often a fan favourite because of proximity), languages… and anything else that takes our fancy… It’s great to have shared interests with any new flatmate but not essential.

We like a clean, tidy house that's homely, so looking for someone house-proud who is happy to muck in and keep the place ship-shape when cleaning, puting the bins out, etc..

The flat is a Victorian, split level ground floor/first floor flat with rear private terrace garden. There is a separate kitchen with washing machine and built-in dishwasher and we have a big lounge with lots of plants, books and 3 sofas. The bathroom was redone recently, has a great shower, plus there’s a lower ground floor cellar for lots of storage. The room available is on the upper floor and is next to the bathroom, it has a double bed and great storage, with room for a desk. The garden is a decent-sized patio area with garden furniture, a recently acquired BBQ and a mini pond – you can see it decked out in one of the photos.

The rent is £700 a month, and the average amount of bills per month is £120-£150, making a total of ~£820-850. These include water, gas, electricity, council tax (Lambeth – Band C), internet, tv license. The private landlady will require a reference from a previous tenancy and a deposit will need to be paid in advance of move-in date to her.

The flat is in a great location, a 10min walk from both Clapham North and Brixton tube stations. Also close by is Clapham High Street overground. Our nearest pub hosts one of the best beer gardens in London! (according to Time Out). Lidl is literally across the road.
