Hi, we're looking for a new flatmate to join us in our flat in Brixton Hill :)

The room is a fully furnished double room with a king-sized bed in 3-bed flat on Lyham Road SW2, available from the 9th November to move in.

The flat has one shared bathroom and an open plan kitchen/living room, with our own garden. The room is at the front of the flat, it's marked 'reception room' on the floorplan and is 3.85mx3.33m. Parking permits are available from Lambeth council & there is always plenty of parking on the street. There is also a small study/spare bedroom which you will be welcome to use to have friends to stay over on weekends. The kitchen has just been refurbished and is brand new, including a dishwasher.

Location-
The flat is 20 minutes walk or 5-10 minutes by bus from Brixton Tube (Victoria Line), Clapham Common (Northern Line) and Streatham Hill Station (Trains to Clapham Junction and Victoria) so it is possible to get into the city in 30 minutes.

Its also a 15 minute walk from Brockwell Park/Abbeville Road and 20 minutes from Tooting Common/Clapham Common/Balham/Herne Hill Station. We also have some great pubs & bars in walking distance in Brixton, Clapham and Balham.

Current Flatmates-
Alex, 26 - I am a Project Manager working in Healthcare IT. I work from home 3-4 days a week from the study.
Daisy, 22 - Daisy is an Account Manager for a coffee company and works in the office mostly with the occaisional afternoon working from home.
Your room doesn't currently have a proper desk, just a dressing table but I'm happy to put one in there if you need to work from home.

We're both very sociable and tend to be out most weekends and 2 or 3 weeknights as well. I am often out of London for 1-2 days a week as well for work. We do get on well so it would be lovely if you wanted to be friends with your flatmates.

Rent is payable monthly and includes Council Tax, WiFi, TV License. The bills for water, gas & electric will be in addition to the rent and will come out £30-£40 each monthly.

I am a live-in landlord, so technically you would be a lodger rather than a tenant. This does mean I'm quite quick with fixing things as I live here too! I'm happy to start off with a 3 month tenancy, to be extended if we are all happy. I'm quite relaxed about making changes to/decorating your room so you're welcome to put up pictures etc. to make it your own.
