Double Bedroom available in Clapham from 21st Feb

I’m moving out of my double bedroom in Clapham to move in with my partner and am looking for someone to take over my tenancy from the 21st Feb! The lease is until 23rd July but there would be a high chance of extending for a further year with the current tenants.

Preferences:
- Girls only, age 25+
- No smokers
- No couples

Current Housemates:
- Two girls called Courtney and Isabella who both enjoy exploring London, being active and having early nights in!
- A gorgeous and beautifully behaved dauschand, therefore you must be comfortable around a dog!

The Room:
- Originally unfurnished
- I inherited the wardrobe, chest of drawers, bed frame and mirror from the previous tenant and will be leaving them behind, alongside a new double mattress that was bought 6 months ago for a fee (can be negotiated)
- Rear-facing position making the room quiet and peaceful
- Smallest bedroom so you will be paying less than the other two girls; may not suit someone who works from home as there is no desk space
- Extra storage space right outside the room

The House:
- Lovely open kitchen / lounge / diner area downstairs
- Washing machine and dryer
- Outside patio area
- Upstairs there is 1 beautifully tiled bathroom with a shower to share between three, which we have never had an issue with

The Area:
- Quiet road within the walking distance of transport links and shops
- 15 min walk to Clapham North station
- 16 min walk to Clapham High Street Overground station
- 20 min walk to Brixton station

Rent / Bills / Landlords
- £1,180 per month, including all bills and a biweekly cleaner for communal areas
- The landlords are private and very responsive to any issues
- The landlords require someone who has Right to rent, and can provide both landlord and employer references
