Cheap Room Available in a creative shared property, on an ongoing basis. Under *£400ish/Month (please see below), CLAPHAM

Hey Everyone! Please read the below fully before messaging me as there are some important terms to consider.
The flat I am currently living in has an great priced single room available in a 3-bedroom flat (3rd Floor) close to Clapham South, Clapham Common, Streatham Hill, and Brixton Stations. The bus stop is a few seconds away, and it takes 6 minutes by bus to Clapham South Station and 12 minutes by bus to Brixton Station.

The flat is very bright with lovely natural light coming in. It also has a balcony. There is some shared storage in the communal area, as well. The room has single size bed, a desk and a chair, a small bookshelf, an internal dresser and a small side table.

Looking for someone friendly, clean, creative, keen for some communal meals and conversation, and yet also values their own time alone/ out with other pals.

• 3 months' previous bank statements
• 3 months' previous pay slips
• A scanned copy of your passport
• An employer's reference
• You must be in FULL-TIME EMPLOYMENT
• Min. £18k salary and not living in overdraft in the recent 3 months, no benefits (YOU WILL NOT BE ACCEPTED EVEN IF YOU WENT IN OVERDRAFT BY A FEW POUNDS)
• 1 month upfront for bills and deposit
• No students Smoking and pets are not allowed on the property.

***Unfortunately I cannot be exact on the monthly rent because we are currently in conversation with the company discussing rates. Most likely without bills it will be 350ish, absolutely worst-case scenario would be 450. Bills and council tax are circa £100-150 per month depending on the season of the year. So either way, still a good price for London!
