Myself and my housemate live in a cracking block of Guardianship flats in Clapham, and have two rooms up for grabs - one smaller room (a housemate about to leave) available at the end of the month, and one larger (mine) from mid-November.
A bit about us - we’re both professionals working in software development and entertainment/media. Very chill, vibes - we're busy bees with a lot going on and don't see each other much, but have great chats and red wine when we do.
The three bedroom flat is let as a unit which we split three ways.
This is possibly the most affordable rent in London and you get great bang for your buck-
Pros
✨500 a month all in (bills come to around 150 - water, elec, council tax band C)
✨lots of space and light, massive shared living room
✨separate toilet and shower/bathroom
✨ very flexible notice periods
✨Both rooms can come as furnished (I have a good deal of furniture I am happy to sell/give away)
✨convenient area - bus stop immediately outside, Clapham South tube 17 mins walk/5 min cycle
✨really cheap parking immediately outside the house (£40 a year)
Cons (I like to be upfront about these things)
👉The larger bedroom can be noisy with nearby construction (earplugs for the win)
👉Limited accessibility (fourth floor and no lift)
👉 low-key kitchen
👉 no broadband - we all just hotspot and have been completely fine
The most important thing to note is that THIS IS A GUARDIANSHIP. It is not a standard lease, and there are a couple of things to be aware of:
🤠 you will have to pass the Guardianship checks by providing three months of payslips and an employment reference. These are completed very quickly, but are non-negotiable and outside of our control
🤠flexibility works both ways - you can give the Guardian company a month’s notice, but they can also give you a month’s notice (we have no real reason to think that will be imminent).
🤠the block of flats isn’t up to the most spic and span modern specs - it’s well lived in, but warm, safe, and incredible space and convenience for the price.
🤠 as the flat is let as a unit/like a joint lease, the tenants are liable to pay the full price, rather than the price of a room.
We’ve been very happy here! I am only moving on because I am heading back home (abroad) for a good while.
