👩‍💼 About the Household & Ideal Flatmate:
• Currently living in the house: One female professional (26). I’m a friendly and quiet person who treats the house as a safe haven to chill and relax.
• Preferably looking for another female working professional, ideally aged 25-35 (negotiable), to keep the household dynamic comfortable and easy-going for everyone.
• Preferably someone with regular working hours (9 AM – 6 PM).
• The atmosphere in the house is quiet but friendly.

💰 Rent & Bills:
• Rent £1200 per month (bills not included).
• Bills average around £200 per month per person (can be lower in summer). Council tax band E.
• Deposit: £1200.
• No admin fees.
• References required.

📅 Availability & Viewings:
• The room is available from 8th April 2025, but an earlier move-in may be possible.
• Minimum stay: 6 months, no maximum stay.
• Viewings arranged via the landlady. (Contact details will be provided upon interest).
• The landlady will handle the formal screening process, and since we’ll be sharing the space, I’d love to find someone who’s a good fit for a friendly and comfortable home.

📜 House Rules:
• No smoking indoors.

• No parties (except with prior agreement with the other tenant for occasional gatherings).
• Quiet hours: 10 PM – 8 AM (weekend flexibility within reason).
• Limited house guests – visits should be agreed upon with the other tenant.
