I have the opportunity to take over a friends lease agreement in a flat opposite the US embassy directly next to the Thames. Ready to move forward with the estate agents asap and sigh the lease after you’ve undergone the credit checks (mine have already been done as I was moving in with someone but they didn’t go ahead as could stay in their current flat). Move in date would be 1st of June.

I am looking for a female housemate in full time employment. Must be able to pass the estate agent credit checks so need to earn a minimum of £40,000 per annum. Please do not contact me if you can’t meet these requirements. The financial checks are stipulated by the estate agent not me. I work from home 4 days a week and happy to share the space with another working from home. I am looking for someone who is preferably in their 30’s and not a massive party animal. I like to have fun and a few drinks every now and again but have a busy job and also work a few evenings a week at a second job so value my home/personal space. I like to go running and love animals. I’m an easy person to get along with, quite laid back but like to keep things tidy in a home. If you feel like you would be a good fit then please get in touch.

The flat is a two bedroom. You would have the double room with an en-suite shower room. Everything to be split equally down the middle. I don’t care that your room is bigger. It’s a joint living space and liability financially. Comes part furnished so you would have a bed and wardrobe. Has a large terraced/patio area overlooking the Thames where you can see the London eye, Blackfriars, the Houses of Parliament/Big Ben and battersea power station.

It’s a first floor flat. Secondary double glazing so no road noise at night. Floor plan attached is from another apartment upstairs but gives you an idea on space. Please contact me to arrange a viewing so I can check with my friend what works best for him.

Bills are not included but approximately £285 on top so £143 each.

Rent is £2600 for the first 12 months and would increase to £2800 month 13 onwards.

The deposit is 5 weeks rent and would be held with a deposit holding scheme.

The building has a large pool, a sauna, hot tub and gym. Concierge and space to keep a bike securely. Communal areas are looked after within the rent price and rubbish/recycling is collected from outside your door with the bin bags provided in the downstairs lobby area.

Vauxhall/Nine Elms and Battersea tube are a 10minute walk away. Bus stop for 344/156/435 buses directly outside the flats.

Large Sainsburys 10 minute walk away. Tesco express by Vauxhall station and Waitrose a 2 minute walk.
