Double room available in a well-located, friendly professional flat share. I’ve lived here for around 18 months and have been very happy — only moving due to an opportunity to move in with my girlfriend.

Quick Summary -

£950 pcm all-in (rent, bills, internet, council tax & shared household supplies)

Deposit: £883 – This is a third of the original 2,650 deposit.

Available from April (March possible in specific circumstances)

Minimum stay: 6 months preferred but not essential.

Tenancy runs until July 2027

The Room -

Good-sized double bedroom.

Fully furnished (all furniture is yours): double bed, desk / computer table and storage.

As with most London flats, there is occasionally some damp, mostly during winter, but I’ve found it easy to manage.

The Flat -

Comfortable and very nice living room.

Brand new kitchen fitted last year.

Bathroom is fine. The shower can be slightly temperamental but is still useable. Separate toilet.

Rent, Bills & Practicalities -

Rent is fixed for the duration of the tenancy. Bills may increase if national costs rise — How to manage bills and house costs to be discussed with housemates.

Bills are paid monthly to one housemate who manages everything. This system has run smoothly and on time every month during my tenancy.

Housemates -

Two existing housemates, both working professionals. One male, one female. They’ve lived together for a long time and are respectful, decent and easy to live with.

It’s important that you get on well with them. They’ll be involved in choosing the new housemate - All flat maintenance, e. g. cleaning, buying household supplies, will be negotiated between you and them.

Who We’re Looking For -

Looking for a working professional who’s easy-going, respectful and happy living in a calm, friendly shared home.

No pets

Smoking outside only

Location -

Excellent transport links with many tube stations and overground nearby.

Clapham Common within walking distance.

Lots of cafés, shops and local amenities close by.

Landlord -

Very responsive and reliable. Know the housemates very well. Issues are usually fixed within 48 hours. Recently provided a new bed within a couple of days of requesting it.

Leaving the Tenancy -

If you decide to leave at any point, that’s absolutely fine — you would just need to find a suitable replacement tenant.

Viewings -
