Description

Hi, I am looking for someone to replace me on the contract for this nice and cozy room in a 4 bed apartment. Ideally from from mid to late-Feb - I am flexible on the date. Minimum Stay: Until at least 6 September 2026 (8 months).

About the apartment:
It is located in a beautiful modern residential complex. There is a coop and tesco express not 2 minutes away by walk and a big lidl near the stockwell station, 10 minutes by walk. There is a big market with stores like sainsbury, m&s food, poundland, tk maxx, tesco superstore, boots and a lot more towards brixton road 20 minutes by walk and 5-10 minute by bus. The bus stop is just a minute's walk away.
You can reach oxford circus in about 22 minutes using the Victoria line including walking time to the station.

The Flatmates:
You'd be staying with 3 other flatmates who are really polite and friendly! 2 are working professionals and 1 is completing his master's. Everyone is considerate of each other's space and we catch up with each other in the kitchen/lounge.

The property is managed by Pisoria Ltd and they are quite active in responding to any query or complaints.

It is a spacious 4 bed 1 toilet (separate toilet and bath), fully furnished, comes with all appliances including dishwasher, and a balcony.
Rent: £1,000 PCM including bills (with a one-off £150 Utility Cost contribution, to be paid at the start of the tenancy, to cover the duration of the tenancy). All bills are included.
There would be a mid tenancy change cost checkin and checkout check lists (totalling 300 Pounds). You would have to pay the outgoing tenant the cost for only the mid-tenancy checkout (150 Pound)

Deposit: Either a Tenancy Deposit of 5-weeks rent = £1,154, but Pisoria also has a zero deposit option as provided by Reposit at a cost of 1 week’s rent = £231.

The flat also has a cleaner included in the price.

It is a furnished double room with a lot of cupboards and storage space. You get amazing sunlight especially in the winters.

You must be a professional and your move-in will be subject to reference check.
Referencing requirements:
Monthly income before tax at least 2.5x PCM rent = £2,500 PCM; OR
Use of guarantor with income at least 3x PCM rent = £3,000 PCM; OR
Payment of 2m Advance Rent to be held and used for the final 2 months rent of the tenancy.
