Description
I’m moving out, waiting to finalise things (slowed down because of xmas) and am pre-emptively advertising my room so there’s time to find the new flatmate. Likely to move out in January (will give notice to leave once finalised). I'm sorry in advance for not offering a fixed move date. I will update accordingly.
I've lived here almost 5 years. This is a quiet, respectful household and would really suit someone introverted who wants a peaceful place to come home to. Looking for a working professional woman (late 20s+), flatshare-experience preferred, tidy, considerate, and willing to help keep shared spaces running smoothly.
The room
Medium-sized, carpeted and bright with a large front-facing window (on a main road). Furnished with a double bed, wardrobe, chest of drawers, mirror, small bookcase, and I’ll be leaving my desk, rug, towel rack, lamp and fan.
Costs & practicalities
References, proof of ID and Right to live/work in UK required
Rent: £559 pcm (paid on 24th monthly to lead tenant, excluding bills)
Bills: ~£80–95pcm depending on usage
Deposit: £400 (protected via agent)
Lease: minimum 12 months (1 month notice) (then typically renewed / becomes rolling).
Bills are split fairly, with each flatmate managing specific ones and then settling monthly with each other on 24th of the month. Totals for the flat bills you’d cover - water (direct debit - £47.15pm , gas (physical top up max £40pm) and electricity (online top up max £60pm), with agreed limits for communal usage. If flatmates want to use more than the agreed budget (e. g. washing/drying more than once a week, electric heaters), you top up extra (and this is not split).
The flatmates
3 professional women in their 20s–30s (nutrition, translation, neuroscience). Friendly, independent, international household. Not a party flat — guests are fine with notice. Some flatmates have early starts, so evenings are kept fairly quiet. People of colour are welcome.
The flat & location
4-bed maisonette over two floors — not luxurious, but in a great location. 5 min walk to Queen’s Park station (Bakerloo & Overground), 10–15 mins walk to Kensal Rise / Brondesbury Park stations (overground), good bus links (6, 36, 187, 316). On a main road so can be busy. There is no separate living room - there is a communal kitchen area (washer, dryer, fridge/freezer, storage space, kettle, microwave, dining table, brand new boiler), 1 shared bathroom/toilet (bathtub and shower). There is a cleaning rota - once a month you'll need to clean communal areas including bathroom and take out the bins). Communal pots, pans, plates, cups and cutlery available for use. Cleaning supplies are bought as and when needed for communal use or you can buy your own.
Smaller supermarket chains nearby (m&s, sainsbury's local, co-op, tesco express).
Kilburn high road and Harrow road are close for your fix of arabian, caribbean and south/south-east asian groceries.
Big sainsburys - 15 min walk
Flat location means it's quite easy to walk from especially to local and central parks, notable neighbourhoods.
Viewings & timing
Viewings in early January (evenings preferred so you can meet the flatmates). Hoping to move by 25 Jan as have paid my rent until then for now.
