Hello, I’m looking for someone to take over my room in a shared flat in London W2.

~~~~ About the Room ~~~~
The room is cozy, with a comfortable double bed and a large south facing window which gets plenty of sunlight all year round. It is sheltered from traffic and a bit quieter as it's at the back of the building.
There is plenty of storage space in the room.

There isn't a lot of space for a working from home setup in the room itself. That's been fine, as I prefer working from office and the commute is tiny thanks to the flat's great location.
I have used a standing desk and you can always use the table in the reception area if you need to.

The flat is relatively small, so this would best fit someone who is tidy and mindful of personal space and respectful of shared spaces.
The current flatmates (excluding me) are:
- Chloe, pharmaceutical consultant (25F)
- Elias, tax specialist (26M)
- Aaqib, masters student (26M)
They are very busy, with either study or a 9 to 5, but all lovely and easy to chat to in the evening and at weekends.

Flat was recently refurbished and comes furbished with useful amenities:
- Dishwasher
- Microwave
- Washing Machine
- Fridge
- Freezer
- Tumble drier
- Electric fan oven
- Induction hob

The bathroom is shared between three.

This flat is very well located, with plenty of great shops, markets and gyms in the vicinity.

It also boasts some really great public transport connections:
- 3 minute walk to Royal Oak station
- 15 minute walk to Queensway station
- 10 minute walk to Bayswater station
- 15 minute walk to Paddington station
- 10 minute walk to bus services to Paddington (27, 205), South Kensington (28, 328), Victoria (36), Oxford Circus (7) and Euston (18)

Bills (paid and managed by us, split evenly):
- Electricity: £35.75 (electric boiler)
- Water: £18.9
- Council Tax: £31 (Band E)

Above are in £/pcm.

The current contract is due to expire on March 10th 2026.

The property is managed by the landlord but the contract is managed by a letting Agency. To take over my place on the contract, you will be contacted by the letting Agency which will conduct a Right To Rent check.

Rent is due on the 10th of the month.

You will also be taking over my share of the flat’s deposit (£1096).
