Spacious and light double room in 3-bedroom house

We have a lovely, spacious and quiet room available from the start of June in our 3-bedroom house.

Looking for working professionals in their late 20s/early 30s, so that we are in a similar stage in life! Ideally someone working full time and who likes to keep busy. Please only enquire if interested in staying for a longer period (medium to long term) – we’d like to make the house a home!

Serious enquiries only. We are both quite busy, independent gals that like to do our own thing but also open to social nights out/in. We would like someone clean, polite and considerate.

ROOM: 11 square meters (3.4 x 3.2 m / 11.3 x 10.5 ft). On the first floor, across from another bedroom, so it’s private and convenient. Comes furnished with double bed, desk, wardrobe, chest of drawers and additional shelving units/bookshelves. Ideal if you are working from home, as it fits a desk and faces a quiet close, with lots of natural light.

HOUSE: The house is on 3 floors and the kitchen has French windows that look out onto the patio. We like to sit on the sofa next to it and look at the garden/read/host friends.

- Ground floor: Big kitchen/lounge room (with dining table, couch, coffee table), toilet (WC and sink), laundry room (which can take 2 bikes) and storage space. Extra fridge-freezer in the hall. Outside patio with room for pots and hanging baskets.

- First floor: 2 bedrooms, including bedroom to rent.

- Second floor: 1 bedroom, a bathroom (shower bath), more storage space and a spare room(!). Latter has a double bed, desk and extra furniture, and it’s incredibly useful for having friends to stay over the weekend every so often, or as an office/exercise studio!

FLATMATES:

-Georgia: I am a 28 year old occupational therapist from Australia. I work from the office most days and in my spare time I like going out with friends, going to the gym, musicals, playing sport and going to gigs/ events. I love keeping busy!


-Sarah: I’m 30, I work in the civil service in Westminster (office hours). I’m originally from the Midlands and I’ve lived in west London since the pandemic. I love languages and meeting people from different cultures.


We are looking for someone easy-going who would enjoy having supper/drinks/brunch together from time to time but is also respectful of each other's space and routines.

We have a great relationship with the landlord, who is quick to respond, and with the lovely handyman who takes care of repairs.

LOCATION: The house is in a little close so it's quiet here. I love that we are within walking distance of these places (especially wandering round Notting Hill market stalls):
10 mins to Queen's Park and Paddington Recreational Ground
10 mins to Regent's Canal
15 mins to Portobello Road and Notting Hill
30 mins to Hyde Park and Holland Park
45 mins to Regent's Park/Primrose Hill

SHOPS: 5 min walk to Coop, Iceland, Sainsbury's; 10 mins to M&S and cafes/bars in Queen's Park.

TRANSPORT LINKS: 10 min walk to Queen's Park (Bakerloo, Overground), 10 min walk to Westbourne Park (Circle, H&C), 20 min walk to Brondesbury Park (Overground). Multiple bus options (5 min walk away max). Takes 42 mins to get to Westminster station (Bakerloo and Jubilee are fast and easy connections).

RENT, BILLS AND DEPOSIT: Monthly rent is £690, bills (gas and electricity, water, internet, council tax) are an additional £105 a month per person (fluctuates). Deposit is £650. One-off agency fee is £50. First month is paid in advance.


Minimum term is 6 months.


COUNCIL TAX: The house is in band E.
