There is a double room available from 1st March in a lovely newly refurbished 3 bed house. For one person, not for a couple.

The property:
- Newly refurbished in all rooms with new appliances.
- downstairs lounge facing rear garden
- large upstairs bathroom with bath and shower
- large kitchen with new washing washing machine, fridge/freezer, oven and hob
- large rear garden
- Great wifi
- The house is about 10 minute walk from Edmonton Green overground station- from there you can get to London Liverpool street in 33 minutes. Overground and bus routes to London bridge etc. Edmonton Green shopping centre is about a 10 minute walk away.

The room:
- Double room - £570pcm (plus energy bill)
- Massive Double room situated upstairs with 2 windows
- Most bills are included: council tax, wifi, water.
- Bills not included: energy (and TV licence if you need). Energy costs on average £20 per month but is less during summer (around £10) and more during winter.(around £30). The tenants are responsible for payment of these bills as electric and gas is topped up by card.
- Furnished with wardrobe, chest of drawers, bed and mattress.
- You must be able to provide proof of income and landlord reference, along with the deposit.

I would love to find a tenant who will be respectful and considerate of current tenants, and be clean and tidy. The 2 current housemates are friendly, calm people who respect others privacy and live their own lives.
You must also work/study full time.
