We have two double rooms available in our 3-bedroom, 2 story home in Maida Hill, with a sunny patio garden and bright shared living room.

12 mins walk to Maida Vale or Warwick Avenue tube stations or 8 mins to Westbourne Park. Walk to Little Venice and Notting Hill in 15 mins. Buses to Oxford Street, Camden and Victoria stop right outside our building.

The house is a great size with three double bedrooms.

- eat-in kitchen with dishwasher, gas hob, double oven and washing machine
- main bathroom with bathtub upstairs and extra downstairs toilet
- lovely sunny patio garden, great for sunbathing, BBQs and al-fresco dining in warm weather.

We're in a secure gated complex so very safe and quiet.

Heating is included in the rent, and the council tax is cheap, so bills are only approx £60 a month. This includes fast broadband + phone, water, gas & elec, TV licence and council tax.

We also have a cleaner who comes fortnightly and that's an extra £17 a month each.

The rooms are fully furnished.
*Double 1* is a large room with a double bed, wardrobe, chest of drawers, a desk, and bedside table.
*Double 2* is slightly smaller, with a double bed, large built-in wardrobe, chest of drawers, and extra storage.

The flat has additional storage under the stairs and a bike rack inside the complex.

The departing flatmates have lived here for 4.5 and 1.5 years respectively and have been very happy, but have now decided to leave London.

The remaining flatmate is a nanny so doesn't work from home. She's also an excellent cook! We sometimes eat together, share a glass of wine after work, we have a lovely big kitchen table and have games nights, but also respect each other's space and are quiet in the evenings. This is a friendly home that would suit people who enjoy a chat in kitchen in the evenings. We very much regard our house as a home, not just a place to stay.

We are looking for female professionals ideally between 28 and 38, who are clean and tidy, yet relaxed.
