Large double bedroom in Maida Vale

After almost 3 years, I am sadly leaving my large double room in a 4-bed flat in Maida Vale and am looking for someone to replace me from 1st November.

The room is well-lit, south facing, has 2 windows and comes with a double bed and a large sofa, as well as a desk, a chair, a wardrobe & a chest of drawers. The window offers a view of the building's communal garden, which is lovely, green and quiet.

The flat is situated 3 minutes away from Maida Vale station and Little Venice & Paddington are also within walking distance. Our flat is ideally located in a quiet, beautiful and very safe neighbourhood, offering quick commute options both into central London & West London (Heathrow Airport is only 30 mins away!).

It has a kitchen, bathroom and separate toilet. We also have access to the building's communal garden which is lovely for picnics or barbecues and also comes with a bike storage.

You would be sharing with 3 lovely girls in their mid-20s. The flat is highly international with reps from France, Italy and the UK! We like to go out for a drink or meal occasionally but are also respectful of people needing their space to recharge.

Monthly rent: £860.00 (including council tax and water)
The bills (energy & broadband) come up to about £60 in winter and £30 in summer.
Deposit: £992.00
Contracts are signed per room as there is no shared lease.
Length: 12 months (the contract can be renewed every year!)
Wifi/Broadband: available with really good connectivity and speed, making working from home very convenient.

We are ideally looking for a working professional in their mid-to-late 20s who's down for a friendly and tidy flatshare. We have a mix of hybrid and office working flatmates so we don't mind if you prefer working from the office or from home.

We are hoping to do viewings over the weekends to give prospective tenants a chance to meet everyone, ideally 5-6th October, but are open to other dates if you cannot make it.
