Hi, I'm James - a live-out landlord and I have a double room with own bathroom to rent in my flat in Manor House, available 25th January.

The 2 bedroom second floor flat is in a purpose built apartment block and is 7 mins walk from Manor House tube (Zone 2) which is a brilliant area with the beautiful Clissold Park and charming restaurants of Stoke Newington. The flat is opposite The Castle which is the UK's largest indoor climbing centre.

One of the flatmates is moving out, the other flatmate Joe is staying. Joe is 33, Irish and works for a project management consultancy in the city. He works most days at the office and likes to keep active by running, swimming and playing tennis. He's social and enjoys getting out to meet friends but also values downtime and chilling out at home. He's looking for a flatmate who is considerate, clean, tidy, chilled and happy to socialise.

The room for rent is a spacious south-facing double room with large wardrobes and its own ensuite bathroom and shower.

There is a large south-facing living room which gets plenty of light and has a direct view of The Castle. There is a TV and speakers in the living room. The separate kitchen has all the appliances you would expect including a washer/dryer; the hob is gas. There is also a communal garden, private gated car parking and communal bike storage.

The rent is £1370 per month and the bills are £150 per month. The bills include council tax, fibre optic broadband, gas, electricity and water and all the admin is taken care of so you don’t have to do anything. The minimum term is 12 months but if for whatever reason you needed to move out before 12 months you would just need to find someone to replace you. The room is available from 25th January.
