I am looking for a flatmate to replace my current friend who is relocating countries. The flat is available from the 12th of Sept 2024.

About your future flatmate:
I am a gay working professional working in financial services. My working hours are normal Monday to Friday (Corporate). I'm a routine based fitness enthusiast.

Description:

A furnished double bedroom available to rent in Hartingtons Court in the Woodberry down area with access to a shared balcony. You would have your own bathroom with bath and shower.

The apartment has a cosy lounge and open plan kitchen (fully furnished) with separate balcony overlooking the West Reservoir and views of the city and Canary Wharf. The apartment is situated in a beautiful green development with two major parks within walking distance. The apartment is within a 3 min walk to Manor House tube station (Piccadilly line) and 10 min walk to Finsbury Park station, with access to multiple bus routes. Many small supermarkets within a 5 min walk, with a large Sainsbury within a 10 min walk.

The apartment includes access to the following amenities in the building:
- 24 hour concierge
- In house gym with indoor swimming pool (The Gym Group is a 3 min walk away should you require a larger gym).
- Bills not included in rent. Additional amount for internet, electricity, gas, council tax and water (approximately £175 -£200).

Requirements:
- Minimum pretax income must be above £40,600 per annum.
- Ability to provide a valid passport/visa to prove right to rent in UK, 3 months payslips, bank statements and job reference.

- Must be willing to take over the the exact contract (which ends 12 May 2025) at which point you will be offered a chance to renew on new terms.
