Hi all, we have two rooms available in our warehouse, from 11th Jan 2026 with some flexibility to move in later in January if needed. We are planning to do viewings soon, so please send some details about yourself if you’d like to meet us (name, age, job, interests, anything else that would describe you as a person and housemate). We are looking for tidy, fun-loving, open minded, mid-20s upwards housemates to join our unconventional family who are invested in making the warehouse their home (i. e. long-term tenants, we are not allowed to sub-let). We are happy to meet a couple for one of the rooms.
For single occupancy the rent is £825 per month and for a couple £980 per month for the rooms. This includes all utility bills / council tax / internet. In addition to the first month’s rent, one-month upfront payment is also required (that becomes the last month’s rent paid), plus a £50 deposit. So, in total this would be £1,700 payment requirement at the beginning of tenancy for single occupancy and £2,100 for couple occupancy.
About us:
We are 15 housemates in total, but it doesn’t get very intense. We are between 20 and 56 years in age, LGBTQ+ friendly, working and studying in different areas such as art, editing, music, film, architecture, science, healthcare, charity, hair stylist, software, carpentry, building and pyrotechnics. This is quite a chill, civilised warehouse with occasional weekend noise so would suit someone who’s looking for chats and hangouts during the week but wouldn’t mind get-togethers and fun on the weekend. We enjoy hanging out, house dinners, BBQ's, movie nights, venturing out to parties, gigs etc but there is also room to do your own thing. It’s a very caring home and we love supporting each other with creative ideas.
About the warehouse:
We have two spacious double sized rooms available, on our upstairs and downstairs floors. Rooms can be unfurnished if needed however there may also be a few items of furniture available. Like many warehouse conversions there is no external bedroom window, but the rooms are properly ventilated.
The warehouse has a huge open shared communal space with 5.5m high ceilings and a wide external window, a dedicated workbench for art and carpentry projects, a workout area and mezzanine co-working space with hot desks. The large open kitchen has 2 ovens and 2 hobs, 4 fridges and 3 freezers. There are 2 showers, 1 bath, and 3 toilets and we rarely queue for anything. We do not have a garden however have lots of area outside for growing plants and herbs, hanging outdoors, BBQ’s etc and we are 5mins walk from parks. We don't smoke indoors.
There is a weekly cleaner for communal areas, which is included in the rent. We also have a kitty of £10 per person per month for communal cleaning supplies, toilet roll etc. We are in Manor House (N4) about a 10 min walk from the underground and 15 min walk from Seven Sisters and Stamford Hill stations, and about 20-30 min walk from Stoke Newington Church Street / Dalston. There are also buses (and night buses) just round the corner, and of course the vibrant local warehouse community complete with locally run bar and music / art studios very close by.
Accessibility: The property does not have stair free access, its accessed by a few metal steps and the door has a threshold which needs to be stepped over to enter.
