Rent + bills (pcm) : £675 rent paid first of month, deposit is £650, bills around £80-£100 per month. It is a 4 person warehouse with large communal kitchen and livng room space, and both living room and room gets lots of natural light in daytime.

Tenancy : We are looking for someone to move in on 1st February on a long term basis. There is a subletting contract in place with the lease holder who lives here and offers security with at least one month notice for moving on/out

About us :
Now about us lot that live here. Amiot is 26 they/he theatre maker/ forager extraordinaire, India she/they 27 artist/bar queen, and Smash is 44 they/them body piercer/ performer.
This is a low-key, chill, neurodivergent house, not a party house, with one housemate being totally sober. We also don’t smoke inside. We all work different times, varying from nightlife to daytime shifts.

Description: This is a warehouse within the Harringey warehouse area. It’s 10 mins walk to Manor House Tube station, 10 mins from Haringay Green Lanes over ground. There are also decent 24 hours bus stops not far from the space. This is a 4 person warehouse and 3 people already here so looking for 1 person to move in, no couples. Wheelchair access is not likely due to width of doors in the space. Can measure on request.

The room is upstairs from the living room area along with another bedroom there are 14 steps on the staircase. The room has an angled roof with one side of the room being glass with a small window that opens, so gets lots of natural daylight. There is space in the shared courtyard for a bike to be placed, as well as space for some plant pots for a bit of gardening. The living room area is large and we are happy for that space to be used for work area etc as long as all agree and its using a fair sized area of the space. This is not a scent free house and there is a doorbell for guests/ visitors to use for entry.

The room is largely unfurnished but old housemate is leaving the bed and bed frame!

Access info : The front door has a small step into the kitchen. Then there is a large step into the main living area. The bedroom is upstairs. There is no bath only a shower that has a very large step into it and no rails to assist with getting in and out. There is access to a court yard at back and there is a step out there as well.

Benefits + references etc : Benefits are accepted and no need for references but we will want a meet up before anything is agreed.

Are pets allowed/negotiable? This would need to discussed by all housemates, the housemate moving out has a cat so there will be no pets when he sadly leaves us.

Property is council tax valuation band C.
