Double room in lovely queer home near Green Lanes

Hiya 💛 we’re Hope (33) and Kez (32) we’re both nb they/thems, a scientist and worker in social care. We have a lovely ground floor flat near Green Lanes/Clissold Park and comes furnished or unfurnished, but ideally furnished. Has a good sized garden!

Around ~900 (we will work it out together as the rooms are different sizes). Not including bills - estimated around £80 per month.

We are looking for another lovely queer to make a home with us, ideally 28-40ish. We do like to party but have 9-5 jobs so also love a nice early night. We like to keep our home clean, tidy and cozy, if this sounds like something you’d enjoy please give us a message.

Accessibility: Room is a double room and all rooms are on the same level. Low step to the front door of the block and down from the garden decking to the lawn.
Doors are key doors, front door is a fairly heavy council block door.
Near a busy road but generally quiet in the flat. Shower is over the bath.

No pets officially and there's a referencing process through Openrent which involves a credit check, landlord reference and income information. Regarding accepting benefits, this would be on a case by case basis and we'd have to ask the landlord. Deposit is 5 weeks rent so ~ £1125.
Tenancy is 12 months but will turn to a rolling tenancy in May as all fixed term tenancies are.
