Hello everyone! I have a gorgeous double that is available to be sublet until end June or you could also sign the lease and take over. (But signing the lease is a formality given the new renters’ rights that come into effect 1 May – check the details online if you haven’t!)
🛏️ The room:
It's a large, bright very spacious double room. (Bigger than a typical bedroom as it's actually a converted living room!) I'm pretty sure you could also fit a small sofa in if you moved some of the furniture around.
Has huge bay windows (almost an entire wall) and gets loads of light which is excellent on sunny days given how gloomy London can get + gorgeous sunsets during the summer (pictured). Can't emphasize enough on how spacious the room is, it's genuinely quite massive compared to most London bedrooms. Heating in the room is great, the radiator does an excellent job. Not drafty at all even in the worst of winter, my friends have always said how cozy my room is.
The room will come furnished - the bed, wardrobe, chest of drawers, clothes rack, standing mirror, table and side tables will stay. The ottomans, little shoe rack, book case and small mirror are mine and will be leaving with me.
The landlord also has a storage next to the house and is able to provide additional furniture on request if available.
The room is best viewed during the day!
🏡The house & flatmates:
Shared kitchen, living room and bathroom and a huge, lovely backyard! The backyard has a little bbq pit and loads of space and large, luscious trees - absolutely perfect for a summer party.
House comes with a washing machine, dishwasher (!), oven, kettle, microwave, toaster.
The house is currently being shared by three people, but it will be a four person household mid April onwards.
You will be living with two lovely, sociable guys in their early 30s. George works as a chef and Dale works as an occupational therapist. So if you're someone with a hybrid/remote job, it should not be an issue since at least two of the three flatmates will be away during the day.
The only small downside to the house is that there's only one bathroom shared by everyone. But the guys are very clean and I've never had any hygiene or cleanliness issues at all. There's also never been a problem with the bathroom timings in the morning - George leaves very early in the morning around 6am and Dale leaves around 8am.

8 mins walk from Manor House (Piccadilly Line)
15 mins walk from Finsbury Park station (Piccadilly + Victoria line)
Bus stop right across the house for the 141 and 341 which have direct links to central london which means you get dropped off right outside the house if you're ever coming back late at night!
2 mins walk to the nearest off license convenience store (open till 11am!) + pub
5 mins walk to Clissold Park + Sainsburys
10 mins walk to the Finsbury Park (literal park)
Stoke Newington is just across Clissold Park, just around a 20 mins walk. It's a lovely area and it's own neighbourhood, also filled with loads of independent shops, cafes and restaurants.
Finsbury Park also has loads of lovely restaurants, shops and gyms. The Picture House in Finsbury Park is also only a 15 mins walk away and there's also a local theatre nearby.
If you like bouldering, swimming and/or rowing - the Castle Climbing Rock is quite literally next door.

• Ideally in your mid/late twenties or early thirties
• Great for someone who works from home – the room has space for a large desk and the other two guys currently work in the outside world each day, so you get to have the whole house to yourself!
• There is another large double room currently vacant and the existing flatmates will start looking for someone to move in mid April onwards – if you join the house before that process begins you will be involved.
• The guys are social and like to hang out after work sometimes – either to have dinner together or just chat. Someone that wouldn't mind a similar vibe is ideal but likewise, if you want to do your own thing that's also fine!

The rent is £1,050. Bills generally average around £125/month – council tax (£50/month), water (£15) and internet (£16). Rent is due on the 18th of each month. Deposit is 5 weeks' rent.
I'm looking for someone that's looking to move in ASAP and priority will be given to those that can move in earlier.
