PLEASE READ THE WHOLE AD

About You:
A maker/artist who is open- minded and community orientated and will make use of our lovely workshop. We are promoting POC and LGBTQIA+ candidates who are 24+, but it is more about the person than any criteria. Terfs and other bigots can back off xoxo

We welcome people from all backgrounds who are unprejudiced, creative, and enjoy sharing and contributing to a communal space. This warehouse is great for those who value both their own space and the option to socialize. We’re looking for someone who shares our values and will bring a friendly, collaborative energy to the space.

About the space:

Workshop: We have a fully equipped, professional-level workshop that we'd love to see buzzing with more creative energy! Whether you're a skilled tradesperson, artist, designer, or if you work with your hands and need space to build, create, or craft, we’d love to hear from you.

Rooms: (exact rooms might change if housemates move around)
Room 1: Large Downstairs Room £800-850 (exact price TBA) inclusive of bills
All inclusive of bills. Available in October/November (exact date TBA)
Room 2: Large Upstairs room Room £800-850 (exact price TBA) inclusive of bills
All inclusive of bills. Available in October/November (exact date TBA)
Room 3: Smaller (but still large) upstairs room with cool arch beams, small window and skylight £775 per month, all-inclusive (bills, utilities, etc.) rolling with a deposit of £775 and a monthly kitty of £20. Available on November 1st.
The deposit will be the same price as one month's rent. We pay a monthly kitty of £20 to cover supplies, cat care, and bits and bobs. All rooms are well heated. You are free to move things around and make the space yours!

There are many communal spaces including a living area with a cozy fireplace, a home cinema, a dining area, huge kitchen, workshop, and a creative space/gym area, laundry room, 3 showers, 1 bath, and 4 toilets.

About Us:
We are a wholesome warehouse family in the heart of N4 Haringey Warehouse District with 19 people, in a large range of ages. Despite our numbers, the place never feels crowded – everyone’s schedules differ, so there’s plenty of space to enjoy. We have four bathrooms, so no one’s ever had to wait!

We are a creative and queer bunch with a mix of careers including: upholstery, design, teaching, circus, hospitality, farming, film, sculpture, props, IT, and photography. The gender split of continuing house members is 7 (trans + cis) women, 1 non-binary/gender queer person, and 8 cis men, so we would love to hear from more trans and gender non-confirming people. We have two gorgeous feline 🐱residents: Ronan and Seffi, so not accepting any more pets at the moment.

Our vibe is warm and communal: weekly family meals, game nights, film nights, roller disco, murder mystery, etc. We are not a party house as such, but many of us do like to party together outside the space and we do hold regular low key gatherings. There are also tons going on in the wider warehouse community including dance classes, pottery, yoga, muai Thai, warehouse Olympics, parties, etc. But don’t worry – you don’t need to be super extroverted to live here. We’re a respectful bunch, and everyone values each other’s space and time.

Financial Info: The landlord prioritises creative professionals but has accepted benefits in the past, as long as you can provide a previous tenant reference.

Cleaning & Responsibilities:
To keep our warehouse a comfortable and welcoming space for everyone, we ask that housemates take responsibility for cleaning up after themselves and contribute positively to the overall cleanliness of shared areas. We’re looking for someone who values a tidy and well-kept communal space as much as we do.

Accessibility:

Our warehouse is located within a gated artist community in the Haringey Warehouse District, making it feel super safe, with an intercom for entry.
The warehouse is on the ground floor, including the kitchen, bathrooms, and living area, so shared spaces are accessible without stairs.
Room 1 is also on the ground floor, so accessible without stairs. Room 2 and 3 is accessed by a staircase with 10 steps. All the rooms have windows.
Due to thin walls and the nature of living in an artist community (i. e musicians) it's probably not ideal for someone highly sensitive to noise.
Smoking is allowed in the designated couch area and rooms but not elsewhere.
The house is not scent-free but people are mindful of spraying in communal areas.

Our core values are ones of Consideration, Respect, Compassion, Communication, Accountability, Consent and Creation.
When these values are adhered to we Co create a beautiful community environment. .

If you're creative, lively and laid back, give me a shout!
Please let me know a little about you, who you are, your work and schedule etc and I will send you our potential candidate form.
