Room Details:
I am looking for a new tenant to take over my lovely, cozy room due to a change in circumstances as I will be travelling back to my home country soon and then moving in with friends. The room is bright and welcoming, with large windows facing the northeast, allowing plenty of natural light and creating a positive atmosphere. It comes fully furnished with:

A single bed
A spacious work desk, perfect for working or studying
A set of drawers for storage
A large cupboard with plenty of space to store clothes
Extra storage under the bed as a bonus
A heater to keep the room warm during the colder months
The layout of the room is efficient, offering both comfort and functionality.

The rent is £685 per month, which includes all bills (rent, electricity, internet, weekly cleaning of the common areas such as the kitchen and toilet, and use of all common appliances). The new tenant will join on the same terms as I did, with the contract being directly with the landlord. I have paid 2 months deposit. So it would most probably be the same.

Preferred move in date is 1st October.
A few days earlier could be discussed depending on the case basis.

Location:

The location is fantastic! The house is situated at 5 Venables Street, London NW8 8EZ, in a vibrant and highly connected area. Here's what’s nearby:

Edgware Road Station (Bakerloo, Circle, District, Hammersmith & City Lines) is just a 4-minute walk away.
Paddington Station (Elizabeth Line and National Rail) is about a 10-15 minute walk. Marylebone Station is about 10 mins walk.
Bus stops are less than 1 minute away, providing easy access to other parts of London.
If you enjoy outdoor spaces, Regent’s Park and Hyde Park are both within walking distance, ideal for leisurely walks, exercise, or relaxation. Oxford Street, known for its shopping and dining options, is only 15-20 minutes away on foot, offering plenty of opportunities to explore.

For those into fitness, there are numerous gyms nearby, including PureGym, The Gym group which is just a short walk away.

When it comes to food and groceries, the area is unbeatable. There are several grocery stores within a short walking distance:

Tesco Express is directly opposite the building (less than 30 seconds away).
Aldi is just a 4-minute walk.
Sainsbury’s Local is 3 minutes away.
Additionally, there are many cafes and restaurants nearby, including my personal favorite, Café Laville in Little Venice, which is just a 5-minute walk.

Church Street Market is also nearby, it could get noisy sometimes on the weekdays if windows are open, on the Sunday's, market is closed, so it's normal.

Connectivity:

This area is exceptionally well-connected with several major transport lines, making commuting or exploring the city effortless. The Bakerloo Line, Circle Line, Hammersmith & City Line, Elizabeth Line, and District Line are all within walking distance, giving you plenty of options to get around.

About the House:

The house is shared with friendly and respectful housemates, all from different countries, who maintain a peaceful and clean living environment. Housemates are polite, quiet, and respect personal space, which makes it easy to enjoy both privacy and a sense of community.

The kitchen is spacious, clean, and fully equipped with everything you need for cooking. It also includes a dining table and chairs, making it a great space to enjoy meals. There is a designated area in the kitchen where housemates can leave snacks to share for free, adding a nice touch of friendliness among the flatmates.

The toilet is shared with only one other person, and it is conveniently located just outside the room, ensuring easy access. It is relatively small in size, but I have had no issues so far.

What I’m Looking For:

I’m looking for a friendly and considerate individual who values personal space and cleanliness. It’s a great environment for someone who enjoys a calm, tidy home.
