1 free room in prime location shared flat

I’m moving away for a new job, so we’ll soon have a room available in our flat. The initial lease runs until 18th September, but the landlord is happy to renew for another year.

The rent is £950 per month including utilities, plus £45 for Council Tax and £6 for internet, bringing the total to £1,001 per month — a great deal for the area.

The room is approximately 10 square metres and comes fully furnished with a bed (brand new frame), desk, chair, large drawer, as well as a mirror and clothing rack that you’re welcome to keep.
The flat itself is well equipped, with a spacious kitchen featuring a dishwasher, oven, stove, two microwaves, two fridges, and two freezers. There’s a shared bathroom with a rain shower, although two of the rooms have en-suites, so the main bathroom is not that heavily used.

Location-wise, the flat is very well connected: just a 10-minute walk to Paddington and Marylebone stations, and only 2 minutes from Edgware Road station. You’ll also find plenty of nearby amenities, including M&S, Waitrose, Tesco, and Aldi within walking distance. Hyde Park and Regent’s Park are both about 15 minutes away on foot, and there are plenty of great pubs in the area.

You’ll be living with a friendly and sociable group of young professionals in their early twenties, all in their first jobs after university. The flat is a mix of backgrounds (British, British-Indian, Singaporean-Indian, and Spanish), which makes for a fun and lively household. Some are regular gym-goers, and everyone enjoys a good social drink now and then.

We’re ideally looking for a female flatmate to keep a little balance in the house.
