Hello there
I’m seeking a new, hopefully long-term, flatmate to move in to a large, studio apartment style room. This room is ideal for someone who already has some/all of their own furniture, as it is available on an unfurnished or semi-furnished basis with a double sofa-bed available if needed.
I have lived in the flat for four years now, and the flatmate moving out lived here for a further eight before that. It's a relaxed place that feels like home, within reach of central London.
I have provided rather a lot of information below, but hopefully this will provide most of the information you might want/need to know.
ROOM FOR RENT
The room you would be moving into measures 4.7 x 3.4 metres - well suited for use for both a bedroom and additional living space. More detailed measurements of alcoves etc available on request. The room is unfurnished but a sofa-bed used by the current tenant could be kept if required.
The double doors lead to a full length balcony overlooking a quiet residential street.
THE FLAT
The flat is located on the second (top) floor; is double glazed throughout; has plenty of natural light (including a large landing skylight which provides extra airflow in the summer). The kitchen and bathroom are shared and there is no separate living room space. Plenty of storage space will be available.
The location benefits from an extensive array of local shops and facilities at the end of the road. The bustling and village-like Muswell Hill Broadway is only a 10 minute walk or a 3 minute bus ride away. There you can find fantastic restaurants, shops, cafes, pubs, gyms, yoga studios etc. There are numerous recreation grounds and woods (closest 5 mins walk away) and Alexandra Palace is close by.
Parking is available in the street outside the flat. You can catch day and night buses to/from London Bridge (43) or Tottenham Court Road/Oxford Street (134), as well as Highgate and East Finchley undergrounds, right at the end of the road.

I work in the music industry on the product management side of royalty processing. I enjoy art and write fiction. I’m pretty independent by nature, but also friendly and enjoy taking the time to say a proper hello and getting to know anyone I live with, rather than being strangers who coexist in the same space. I work hybrid/from home more these days, but always quietly and never in the shared areas.
FLATMATE I AM HOPING TO FIND
Ideally someone mature, solvent and stable who is busy with their own life, but finds cohabiting helps with costs and responsibilities. The occasional pub, event or Sunday roast. Shared interests would be good but someone honest, friendly, reliable, thoughtful, reasonably tidy and living a drama free life is most important.
TENANCY / RENT / BILLS
One year joint tenancy agreement with break clause, processed by an estate agent on behalf of the landlord.
Ideally I am looking for you to pay £700.00 rent per calendar month.
Deposit: 1 months’ rent held in the Protected Deposit Scheme
Rent payment: 1 month in advance via direct debit
Additional Details: No bills are included in the rent, so they need to be paid between us separately. No current TV licence – if required this would paid for by you, as I don’t watch live TV/iPlayer. No smoking or pets permitted in the flat.
I have been advised by the estate agent that my new flatmate will need to have their credit checked and provide references in the usual way.
I need my new flatmate to move in by or before the 28th April, but we are flexible when in April this occurs.
