The room comes with a double bed, chair, bedding and side-table if needed, and beautiful storage. Your room is adjunct to a walk-in wardrobe, in which we keep some of the cleaning material, but which you are welcome to use as much for storage as an additional extension of your bedroom. For example, you could fit a desk in there.
All bills are included within the rent. Council tax band is D.
The flat itself benefits from a living room at the back, with two balconies with sweeping views over the London skyline. Additional shelving in the hall is also available for book storage.
The kitchen includes oven, hob, fridge, freezer, washing machine and a host of cutlery and gadgets.
**Please note**
In a spirit of transparency and trust, please note that the flat will be listed for sale in January, and will therefore be available for 6 months from 1 December and possibly longer, depending upon offers. There will also be visits by estate agents. I commit to them taking place at hours that respect your schedule and privacy. As I am uncertain how long the flat will be available for, I would suggest an initial 6-month contract or less, and then the possibility to renew the contract on a rolling basis, every two months

You would be sharing the flat with Ewa, a 24-year old Polish student soon to graduate in finance and management and seeking a job in marketing, and upon occasion, myself, a 36-year old journalist and cultural entrepreneur based in Paris who uses the flat as a regular pied-à-terre for London.
**The area**
Muswell Hill Broadway has all the shops and amenities one could dream of, and the vast green spaces of Alexandra Palace, Highgate and Queens Woods on its doorstep. The neighbourhood is thoroughly well connected, with buses taking you to Highgate tube (Northern) from door to door in 9mn.
About you:
You are a woman aged 24-50, and care for the flat as our home. After a bad experience with the previous tenants, it will be of utmost importance that the new lodgers are tidy. In turn, you are very welcome to bring your partners and friends in.
