Hello Future Housemate...

Our current housemate is moving closer to work in South London and so we are now looking for a new housemate to join us.

The room will be available from the 16th of October, however we might be able to pull this date forward.

We are looking to keep a balance in the house and so are looking for a guy or girl in their 30's.

The room on offer is a large double room and comes fully furnished with a double bed, wardrobe, chest of drawers etc.

Most of us have lived here for over 6 years so the house is very much a home for us all, and as such its important that we find someone who is looking for the same thing, respects other housemates and the house.

Located in leafy Muswell Hill, the house is a period property and includes a large living/dining room, a new large kitchen and 2 new modern bathrooms. There is also a great garden.

It is a huge property so you always have enough space to yourself when you need it plus plenty of room to socialise if you want.

ADDITIONAL DETAILS...

Rent: £511.50/month (the ad won't let me use decimals so I had to put in £512)

Bills (not included): As the winter is coming in, I expect the bills to be around £153.50 but can change depending on how much heating we use. The bills have never exceeded this amount previously so I wouldn't expect them to.

Notice Period: 1 month notice period.

Council Tax Band G

The bills include everything you need including high speed broadband and a cleaner who comes once a week.

Total/month: £665 (October '25) then typically reduce in the spring/summer (previously £640).

Deposit: £465

On street parking is available and there are no CPZ's so you don't need a permit.

We don't mind if people smoke but there is no smoking in the house.

In terms of commuting, local tube/train stations can be accessed via a short walk (Highgate and Alexandra Palace) or on regular buses (W7 for Finsbury Park and 43/134 to Highgate Station).

We all work in a range of locations around London (North, East and West of the Thames) and have always found commuting really easy.

Muswell Hill has a loads of amenities including: Sainsbury's, Marks & Spencer, Waitrose and Planet Organic.

There are lots of nice restaurants and pubs in the area including: Victoria Stakes, Franco Manca, Pizza Express, Cote, Bill's, and the award winning Toff fish and chip shop.

There are lots of little boutique type shops as well as better known brands such as: Whistles, Sweaty Betty and Jigsaw. There is also an Everyman Cinema, 3 pubs and lots of coffee shops!
